- Conduct financial oversight including budget management, net operating income, expenses, accounts receivable, delinquency rates, and procurement.
- Implement effective personnel management practices including recruitment, training, performance evaluation, safety protocols, coaching, and disciplinary actions.
- Maximize property occupancy through strategic sales and marketing initiatives.
- Oversee maintenance operations ensuring quick turnover times, quality and quantity of ready apartments, timely completion of service requests, and upkeep of property aesthetics.
- Manage vendor relationships effectively.
- Focus on employee management and retention, empowering team members in their roles.
- Conduct file audits, online leasing screenings, rental and income verifications, and enforce community rules and regulations.
- Safeguard assets, keys, and manage emergency situations.
- Ensure compliance with the federal Fair Housing Act, state Fair Housing regulations, and local occupancy standards.
- Adhere to the Canyon View Properties Training Manual and Human Resource Management Policies.
- The Assistant Community Manager supports the Community Manager in assigned responsibilities.
- Canyon View Properties values teamwork and aims to recruit and retain individuals eager to contribute to our expanding team. Each team member is assigned a primary property but is expected to assist at other properties within their region as needed.
PHYSICAL DEMANDS
Constant (100% of the time): repetitive hand movements, grasping, finger dexterity, reading, writing, hearing, talking, standing, sitting.
Frequent (60-90% of the time): eye-hand coordination, color distinction, visual inspections, measuring/assembling at close distances, reaching, walking, climbing stairs.
Occasional (30-60% of the time): lifting 0-60 pounds, bending, squatting, crawling, climbing stepstools, exposure to extreme temperatures.
Rare (0-30% of the time): climbing ladders, driving vehicles.
EDUCATION & EXPERIENCE REQUIRED
Minimum of two years in multifamily housing management.
At least two years of supervisory experience.
High school diploma or equivalent.
Availability to work evenings and weekends as necessary.
Proficient in internet research, mathematics, and Microsoft Office Suite (Word, Excel, Outlook).
OTHER REQUIREMENTS
Work Schedule: Standard hours are 8:00 a.m. to 5:00 p.m., Monday through Friday (or as directed by your Regional Manager).
If occupancy levels require, the office may operate on Saturdays. Please consult your Regional Property Manager for specific instructions. This will be on a rotation between the Community Manager and Leasing team.
Consumption of alcohol or being under the influence while on duty is strictly prohibited.
Drug Screening: Must successfully pass a drug screening test.
