Job Overview

Position Summary
Under the guidance of the Maintenance Manager and/or Community Manager, the Lead Maintenance Specialist plays a crucial role in executing advanced maintenance functions. This role encompasses a variety of complex responsibilities, including diagnosing and resolving issues related to electrical systems, plumbing, appliances, and HVAC systems. Additional duties involve managing work orders, ensuring quality unit turnovers, maintaining the property grounds, conducting preventative maintenance, and supporting the construction and rehabilitation efforts within the community.

Key Responsibilities
This job description is not exhaustive and may be subject to modifications. The incumbent may be required to undertake additional job-related tasks as necessary.

  • Assist the Maintenance Manager and/or Community Manager in overseeing the daily operations of the maintenance team, adhering to company policies and procedures.
  • Guide and mentor the maintenance team in areas such as electrical, plumbing, appliance, and HVAC repairs.
  • Conduct maintenance repairs across the property, including common areas, occupied units, and vacant units in preparation for new residents.
  • Oversee the work order process, ensuring timely completion within 24-48 hours, accuracy of work, resident satisfaction, and proper closure of work orders.
  • Ensure non-renovated unit turnovers are completed within 5 days and renovated unit turnovers within 30 days, tracking all activities in the management system.
  • Guarantee that all work meets the company's quality standards.
  • Provide exceptional customer service through prompt responses and follow-ups with residents and management regarding work status.
  • Assist in obtaining proposals as needed.
  • Participate in safety meetings and perform all tasks in compliance with company safety protocols.
  • Train team members on safety practices for tools and equipment.
  • Maintain an updated inventory of supplies, tools, and equipment.
  • Ensure cleanliness and attractiveness of the leasing office, clubhouse, pool, and common areas.
  • Conduct regular property clean-up, including trash collection in various public areas.
  • Support preventative maintenance on equipment, electrical and plumbing systems, HVAC, swimming pools, carpentry, drywall, and appliances.
  • Assist with monthly lighting inspections and necessary replacements.
  • Contribute to annual unit inspections and repairs.
  • Keep maintenance areas organized and clean.
  • Report any issues such as inoperable vehicles, leaks, or safety hazards to the Maintenance Manager and/or Community Manager.
  • Ensure all keys are secured and not taken off-site without proper authorization.

Supervisory Duties

  • Act as the Maintenance Manager in their absence, if no designated individual is present.
  • Demonstrate the ability to carry out supervisory responsibilities in line with company policies and applicable laws.

Additional Responsibilities

  • Exhibit a professional demeanor to ensure resident satisfaction while adhering to company guidelines.
  • Be available for after-hours emergency calls and respond promptly to urgent situations.
  • Comply with the company's dress code requirements.
  • Perform other duties as assigned.

Qualifications and Skills

  • Ability to identify and troubleshoot common issues related to electrical, plumbing, appliances, and HVAC.
  • Strong interpersonal skills for effective interaction with management, colleagues, visitors, and residents.
  • Exceptional customer service abilities.
  • Attention to detail, organizational skills, time management, and problem-solving capabilities.
  • Ability to work independently.
  • Knowledge of federal, state, and local regulations, including Fair Housing laws and building codes.
  • Basic arithmetic skills for measurements and calculations.
  • Proficiency in reading, writing, and speaking English.
  • Flexibility to work varied hours, including weekends and holidays.

Minimum Qualifications

  • High school diploma or equivalent required.
  • Two years of experience in a maintenance technician role or related field.
  • Experience in plumbing is essential.

Certifications

  • Valid driver's license with a clean driving record is required.
  • HVAC certification is mandatory.
  • CPO certification is preferred.
  • EPA certification is preferred.

Technical Skills
Proficiency in computer systems and applications is required. Familiarity with the Internet and basic knowledge of property management software, including Yardi, Microsoft Word, Excel, and Outlook is preferred. Basic typing skills are necessary.

Physical Requirements
This position requires the ability to communicate effectively, use hands and fingers for tasks, and stand or walk for extended periods. The role involves bending, kneeling, and lifting items over 60 pounds with assistance. The employee must also be able to push and pull up to 120 pounds of force. Vision requirements include close, distance, color, peripheral vision, depth perception, and the ability to adjust focus. Work schedules may vary based on operational demands.

Working Conditions
The work environment includes both indoor and outdoor settings, with exposure to mechanical parts and varying temperatures. Employees may encounter high places, chemicals, and electrical hazards. The noise level can be loud, and there may be exposure to dust and other irritants.
