Role Purpose: The Senior Facilities Project Manager plays a crucial role in partnering with the Director of Facilities to ensure the successful execution of projects with minimal disruption to the Museum's operations. Projects will vary in complexity and scale, requiring collaboration with various Museum personnel and contractors. The Senior Project Manager will guide projects to completion while keeping the Director of Facilities updated on progress and developments.


Key Responsibilities:

  • Collaborate closely with the Director of Facilities to manage an annual expense budget of $4.0 million and oversee capital project budgets of up to $10 million. Projects typically range from $50k to $1M and will involve extensive interaction with building mechanical systems.
  • Ensure seamless integration of projects within the Museum's extensive physical infrastructure, which encompasses 1,000,000 square feet across seven multi-purpose buildings, including a parking garage, Planetarium, Omni Theater, and various exhibit and office spaces.
  • Coordinate with up to 50 Museum staff and contractors involved in project support.
  • Gain a comprehensive understanding of the Museum's electrical and steam systems as they relate to construction and renovation projects.
  • Manage building systems, including natural gas boilers, chilled water systems, high voltage distribution, generators, fire suppression systems, elevators, and environmental controls.
  • Occasionally engage with Museum Board Members through committees focused on physical facilities and environmental sustainability.
  • Work collaboratively with various Museum teams to ensure project integration during and after operational hours, minimizing visitor disruption.
  • Act as the primary on-site coordinator for construction and facility-related projects, facilitating communication between contractors, consultants, and in-house maintenance staff.
  • Develop bid documents and manage the solicitation and review of proposals in collaboration with the Director of Facilities.
  • Oversee architects, engineers, public agencies, and contractors for assigned projects on a daily basis.
  • Process change orders and keep the Director of Facilities informed of significant changes and potential issues.
  • Safeguard the Museum's interests by adhering to policies and procedures while promoting sustainability and accessibility.
  • Respond to emergency incidents that may threaten the safety of staff and visitors, including natural disasters and equipment failures.
  • Be available on-call to ensure continuous operation of facility systems, with the possibility of working weekends and holidays as needed.

Qualifications for Success:

Essential Skills:

  • Technical expertise in environmental and utility systems, with hands-on experience throughout all project phases.
  • Ability to create RFPs and provide detailed drawings and calculations.
  • Proficiency in reading and interpreting blueprints and specifications.
  • Familiarity with building codes and regulations.
  • Experience in financial analysis, project planning, and budget management.
  • Proven ability to manage a diverse range of significant construction projects.
  • Strong communication skills, including technical writing and presentation abilities.
  • Proficient in Windows, Microsoft Word, AutoCAD (or similar software), and other relevant programs.

Preferred Qualifications:

  • Knowledge of building management systems.
  • Experience with electrical and life safety systems.
  • Familiarity with climate-controlled environments.
  • Understanding of sustainability and accessibility standards.
  • PMP certification is a plus.

Reporting Structure:

Reports to the Director of Facilities.
