POSITION SUMMARY
The Building Systems Engineer is responsible for the efficient operation, upkeep, and repair of various systems within the facility, including plumbing, electrical, HVAC, and other essential building systems. A thorough understanding of mechanical, electrical, HVAC, plumbing, life safety, and fire protection systems is crucial to ensure optimal functionality and to address any irregularities that may arise.
Key Responsibilities:
- Conduct inspections of the facility, grounds, and equipment to identify unsafe or malfunctioning conditions.
- Plan, schedule, and execute routine preventative maintenance on mechanical, electrical, HVAC, and plumbing systems. This includes lubrication, adjustments, cleaning, replacement of consumable parts, and periodic testing of equipment.
- Assist in the installation and modification of building equipment systems.
- Respond promptly to emergency situations.
- Oversee electrical and plumbing repairs and troubleshooting.
- Manage basic repairs including painting, patching, and flooring.
- Lead mechanical projects as assigned.
- Ensure the safety of tenants and the uninterrupted operation of the facility through diligent work.
- Prioritize service requests and follow up upon completion.
- Evaluate and recommend upgrades for equipment and services.
- Coordinate maintenance efforts with external contractors when necessary, ensuring all approvals are obtained.
- Order necessary parts and supplies, maintaining inventory control.
- Collaborate with the Director of Engineering and Building Manager on budget planning and management.
- Address tenant concerns related to safety, plumbing, mechanical, electrical, and environmental issues through direct communication and work order systems.
- Familiarize with and adhere to all operational procedures associated with the facility.
- Maintain cleanliness and organization in all work areas.
- Perform additional duties as assigned.
- Exhibit a professional demeanor at all times, maintaining composure in emergencies and fostering teamwork.
- Supervise and direct a team of three staff members.
Qualifications:
- Minimum of five years of experience in building operations, engineering, and systems maintenance.
- Ability to manage multiple projects and make informed decisions.
- Proficient in reading and interpreting blueprints.
- Strong customer service, communication, and computer skills, including payroll reporting.
- High School Diploma or equivalent required.
Additional Requirements:
- Availability for on-call duties 24/7.
- Capability to lift up to 50 pounds.
- Able to climb ladders as needed.
- Possession of FDNY Certificate F89, with on-site training scheduled post-hiring.
- FDNY Certificates S13 and P99 are required.
Compensation: $71,000.00
