Job Description:

The successful candidate will be responsible for managing maintenance operations at various properties, including staff recruitment and retention, vendor negotiations, and providing excellent customer service.

Key Responsibilities:

  • ">
  • Support maintenance supervisors and staff by acting as an additional staff member and filling in at properties with insufficient coverage or pending projects.

    ">">
  • Collaborate with Director of Maintenance, Vice Presidents, and Area Management Team to ensure high levels of customer service and satisfaction across assigned portfolios.

    ">">
  • Identify and prioritize projects, solicit pricing, and ensure budget numbers are met.

    ">">
  • Execute capital projects under the direction of the Director of Maintenance or Vice Presidents.

    ">">
  • Provide developmental support to subordinates and advise on candidates available for promotion.

    ">">
  • Perform other duties as requested or assigned by your supervisor/manager.

    • Possess knowledge of financial planning and budgets.

    • Working knowledge of the contract process, including scoping and bidding.

    • Excellent customer service skills for residents, vendors, and employees.

    • Frequent use of general maintenance tools, supplies, and equipment.

      ">">
    • Extensive knowledge of HVAC, Plumbing, Electrical, Carpentry, Roofing, Drainage, Landscaping, and other maintenance tasks.

    • YARDI Voyager software proficiency.

      ">">
    • Microsoft Office skills, including Word, Excel, and Outlook.

      ">">
    • Strong communication and interpersonal skills, both verbal and written.

    • Advanced organizational skills.

      ">">
    • Able to direct others to achieve company goals.

    • Able to handle multiple tasks and prioritize duties and responsibilities.

    • Able to work with little direction, maintaining confidentiality and professionalism.

      • Multi-site property maintenance experience required.

        ">">
      • Certification as a Type I and Type II technician from an Environmental Protection Agency-approved program.

      • Certified Pool Operator certification.

        ">">
      • Valid driver's license and automobile insurance.

      • Knowledge of apartment management laws and regulations, federal, state, and local.

        ">">
      • Expense control and financial management knowledge.

        ">">
      • Multifamily leasing, sales, and/or customer service experience required.

Requirements:

High School Diploma or equivalent required. Prior experience managing a maintenance staff while providing excellent leadership and being an example of professionalism to the team preferred.
