Job Overview

Key Responsibilities
  • Work Order Management: Efficiently complete work orders generated from resident service requests, while performing routine maintenance to diagnose and resolve issues in line with established protocols and safety regulations.
  • Property Preparation: Conduct thorough make-ready processes for vacant units, including pre-move-out inspections, creating detailed punch lists, coordinating with vendors, and ensuring all maintenance tasks are completed to a high standard.
  • Inventory Control: Manage the procurement of materials and tools from the maintenance shop, maintaining accurate inventory records and communicating re-order needs to the maintenance supervisor.
  • Documentation: Ensure all service requests and maintenance activities are documented accurately and promptly to facilitate tracking and reporting.
  • Grounds Maintenance: Assist in the upkeep of the property’s exterior and common areas by performing cleaning, trash removal, and maintenance tasks as needed.
  • Quality Assurance: Occasionally inspect the work of contractors and service providers to ensure compliance with quality standards and specifications.
  • Safety Compliance: Adhere to all safety protocols and participate in routine safety meetings, completing necessary training and promptly reporting any incidents.
  • Customer Service: Exhibit strong customer service skills by addressing resident inquiries and concerns with professionalism and urgency.
  • Inspections: Conduct regular inspections to identify safety concerns and communicate property maintenance needs to management.
  • On-Call Availability: Be prepared to work on an on-call basis, including evenings and weekends as required.
Qualifications
  • Previous experience as a service or maintenance technician is essential.
  • Proficient knowledge in plumbing, HVAC, electrical systems, and carpentry.
  • CPO certification is preferred based on state requirements.
  • HVAC certification is a plus.
  • A high school diploma or equivalent is required.
  • A valid driver’s license and reliable transportation are necessary.
Physical Demands
  • Ability to work outdoors in varying weather conditions.
  • Capability to safely use manual and power tools weighing up to 40 pounds.
  • Ability to carry, set up, and climb ladders or scaffolding weighing up to 125 pounds, reaching heights of 40 feet.
  • Assistance in transporting and setting up heavy items, including appliances and building materials, up to 250 pounds.
