Key Responsibilities
  • Customer Experience: Provide exceptional customer service, ensuring a positive experience throughout the pre-start and construction processes.
  • Pre-Start Cycle Time: Expedite the pre-start cycle time, ensuring timely completion of tasks and activities.
  • Construction Document Management: Maintain the integrity and timeliness of construction documents throughout the job.
  • Pre-Construction Activities: Perform various pre-construction activities, including editing the Prestart Schedule, setting up and maintaining the Legal File, ordering Job Sign, and arranging Customer Transition Meetings.
  • Customer Portal Management: Establish and manage the Customer Portal, posting Prestart Schedule, Job Selections, Statement of Account, Customer Construction Schedule, and Proposed Options.
  • Architectural Review and Color Session: Prepare for, coordinate, and attend Architectural Review meetings and Color Sessions, ensuring professional completion and entering proposed options.
  • Change Order Management: Obtain signatures on customer-accepted Change Orders, collect payment, and update Change CO status.
  • Loan Application Support: Monitor and support customer loan applications, ensuring receipt of the Loan Commitment prior to ordering Construction Drawings.
  • Builders Risk Insurance: Administer Builders Risk insurance, submitting Requests for Certificates of Insurance for every job started.
  • Permit Submission: Prepare all paperwork for permit submission and obtain the permit.
  • Construction Manager Support: Provide Construction Managers with a complete Construction Manager Start Package for each job, communicate changes, and review current activities on Construction Schedules.
  • Frame Walks and Customer Communication: Attend frame walks, send customer letters to prepare them for the construction process, and prepare closing packages for customer closings.
  • Homeowner Orientation: Attend Construction Manager's homeowner orientation meetings prior to closing.
Requirements

To be successful in this role, you will need:

  • Excellent Communication Skills: Strong communication and interpersonal skills to effectively interact with customers, construction teams, and other stakeholders.
  • Organizational Skills: High level of organization and attention to detail to manage multiple tasks and activities simultaneously.
  • Problem-Solving Skills: Ability to analyze problems and develop effective solutions to ensure project success.
  • Technical Skills: Proficiency in using construction software and tools to manage documents, schedules, and other project-related information.
