Job Title: Maintenance Director

Franklin Park Alamo Heights is seeking a highly skilled and experienced Maintenance Director to oversee the upkeep and maintenance of our facilities, ensuring exceptional customer service and supervising housekeeping and laundry staff.

Key Responsibilities:
  • Conduct regular inspections of buildings and grounds to identify areas in need of repair and follow up on those repairs
  • Perform routine upkeep and repairs, including clearing clogged sinks and toilets, patching and painting, lightbulb replacement, and other tasks
  • Supervise and schedule housekeeping and laundry staff to ensure efficient and effective operations
  • Test fire protection systems and water temperatures as required by code, and maintain written logs
  • Manage contract services, including landscaping, security, and pest control
  • Troubleshoot and repair HVAC equipment
  • Complete annual preventative maintenance
  • Inspect vacated rooms and return them to move-in condition
  • Assist with move-out and move-ins
  • Help train employees in safety issues and conduct fire and evacuation drills according to regulation
  • Keep company-owned equipment in good working order
Requirements:
  • Strong time management skills and ability to prioritize assignments
  • Ability to work independently and supervise the work of others
  • Knowledge of housekeeping and laundry procedures, or ability to quickly learn
  • Ability to work patiently and appropriately with residents who have significant problems with memory, reasoning, and other cognitive skills
Preferred Qualifications:
  • Extensive HVAC knowledge and HVAC/EPA certification
  • Electrical training and experience with electrical certification
  • Training and/or experience in plumbing
  • Training and/or experience in carpentry
  • Make-ready experience
  • Valid driver's license
