Lawson Companies, Inc. is looking for a Facilities Maintenance Manager to oversee our maintenance operations. The Facilities Maintenance Manager will lead and coordinate all maintenance activities for the property, ensuring they are executed efficiently and responsively with the maintenance team.

Key Responsibilities:

1. Leadership and Team Development

  • Recruit, train, and mentor maintenance staff to guarantee effective execution of responsibilities.
  • Foster open communication with administrative personnel.
  • Ensure timely reporting to the Director of Maintenance.
2. Service Request Oversight
  • Guarantee the completion of service requests within a twenty-four (24) hour timeframe.
  • Efficiently prepare and renovate vacant units to reduce vacancy loss.
  • Maintain accurate records for work order tickets.
3. Preventative Maintenance Supervision
  • Conduct daily inspections of the property for any signs of deterioration or damage.
  • Ensure adherence to preventative maintenance protocols.
  • Provide recommendations for significant improvements and budgetary expenditures.
4. Safety Compliance
  • Ensure all service, storage, and maintenance areas are clean, well-maintained, and adequately illuminated.
  • Guarantee compliance with established safety programs and protocols.

  • Perform daily inspections to maintain cleanliness and curb appeal.
7. Budget Management
  • Assist the Property Manager in ensuring property-related purchases remain within budget constraints.
8. Customer Satisfaction in Maintenance

9. Inventory Management
  • Advise on supply purchases and assist in the prompt processing of invoices and purchase orders.
10. Contract Oversight
  • Possess a general understanding of all contracts and suppliers, including their service schedules and supply availability.
  • Coordinate contractor services, ensuring work is inspected for quality and compliance. Provide recommendations and develop specifications to prevent overcharging by contractors.
11. Additional Responsibilities

Qualifications:

Essential Skills and Abilities:
  • High School diploma or equivalent.
  • Minimum Type I & II CFC refrigerant certification as per 40CFR Part 82, Subpart F.
  • Certified Manager of Maintenance (CMM) designation or the ability to obtain it within one (1) year.
  • Mechanical aptitude with at least two (2) years of experience in maintenance trades.
  • Strong interpersonal skills with the ability to effectively supervise maintenance personnel.
  • Valid driver's license and a clean driving record.
  • Possess reliable transportation for timely completion of work assignments.
  • Exhibit enthusiasm, integrity, and a positive attitude.
  • Availability to work during adverse weather conditions and emergencies.
Physical Requirements:

Ability to bend, kneel, stretch, climb stairs and ladders, squat, and lift weights up to sixty (60) pounds, with occasional lifting of more than sixty (60) pounds.
