The Project Development Manager plays a crucial role in ensuring the successful execution of the development and construction phases of various projects. Collaborating closely with the development and construction teams, the Project Development Manager is tasked with engaging the necessary professionals, including architects, civil and structural engineers, landscape architects, surveyors, and other consultants, to guarantee that all project components are effectively coordinated, submitted, and approved in a timely manner.

Key Responsibilities:

  • Work in conjunction with the Acquisitions Team to formulate the initial project timeline.
  • Investigate municipal regulations to outline a comprehensive timeline for the entitlement process and input schedule milestones into proprietary software.
  • Recruit all essential professional consultants, ensuring timely and accurate hiring of architects, engineers, landscape architects, surveyors, and other specialists as required.
  • Confirm that all consultant fees are accurate and collaborate with the Acquisitions Team to ensure the financial model is consistently updated to keep the project within budget.
  • Ensure all project plans are complete and accurate prior to submission.
  • Educate Development Associates on the processes involved in preparing and submitting entitlement, zoning, development, and permit applications to local authorities.
  • Enhance operational efficiency through the development and refinement of procedures aimed at continuous improvement.
  • Establish and maintain relationships with government officials to facilitate entitlement approvals.
  • Coordinate with tenants to ensure their smooth progression through the entitlement process.
  • Submit comprehensive tenant due diligence packages punctually for tenant approval.
  • Ensure timely receipt of building permits while adhering to budget constraints.
  • Collaborate effectively with the Dealmaker, Legal, Construction, and Dispositions teams to ensure seamless project coordination.

Additional Responsibilities:

  • Represent the company at public hearings with municipalities as necessary.

Work Environment: The role is primarily office-based.

Physical Demands: The position requires the ability to remain stationary for extended periods and minimal lifting of up to 25 pounds.

Travel Requirements: Minimal local travel may be necessary.

Education and Experience:

  • High school diploma or equivalent is required.
  • Experience in retail shopping center development is essential.
  • A four-year college degree is preferred.
  • Experience in construction coordination is advantageous.
  • A comprehensive understanding of the development process, including proformas, lender requirements, and construction draws, is necessary.
  • Proficiency in Microsoft Office, particularly Word and Excel, along with general technology skills, is required.
  • A valid Driver's License is mandatory.
