Key Responsibilities: HVAC and Plumbing Oversight: Conduct inspections and maintenance on all HVAC systems and plumbing to guarantee peak performance. Ensure roofs and gutters are well-maintained. Contractor Management: Support supervisors in managing external contractors, ensuring high-quality work and compliance with property standards. Service Request Management: Take charge of prioritizing service requests, collaborating with colleagues to provide effective and timely solutions. Monitor apartment vacancies and initiate turnover processes with necessary repairs. Preventative Maintenance: Schedule and execute quarterly preventative maintenance to extend the lifespan of equipment and reduce expensive repairs. Resident Engagement: Provide detailed explanations of work completed in each unit, ensuring residents are informed and satisfied. Maintain a clean, safe, and inviting community atmosphere, fostering positive interactions between residents and maintenance personnel. Pool Operations: Assist in the management and upkeep of the pool area, ensuring adherence to local regulations and maintaining appropriate chemical levels. Efficient Work Order Fulfillment: Complete all work orders within a 24-hour timeframe, showcasing commitment and responsiveness to resident needs. Compliance and Safety Standards: Follow all company policies and safety protocols. Promptly report any hazardous, emergency, or policy-violating situations. Team Coordination: Aid property managers and supervisors in scheduling and assigning maintenance staff for routine and emergency situations. Share on-call duties with other team members. Training and Mentorship: Assist supervisors in training and developing other maintenance team members, promoting a culture of continuous improvement. Inventory Control: Help organize and maintain appropriate inventory levels of essential supplies, ensuring tools and equipment are well-maintained. Property Maintenance: Ensure the property is kept tidy by removing trash and debris, and diligently maintaining all assigned areas. Ideal Candidate Profile: Education/Experience: A high school diploma or equivalent (GED) is required, along with a minimum of five years of relevant experience, welcoming candidates from diverse educational backgrounds. Technical Expertise: Solid understanding of HVAC, plumbing, electrical systems, and carpentry, with HVAC certification and Certified Pool Operator license preferred or willingness to obtain. Interpersonal Skills: Friendly demeanor and ability to empathize with residents, fostering positive relationships. Mechanical Skills: Strong mechanical aptitude and enthusiasm for the job, with a proactive approach to identifying and resolving maintenance challenges. Communication Skills: Effective communicator with residents and team members, ensuring clear communication regarding repair timelines and processes. Physical Requirements: Schedule Flexibility: Willingness to work evenings and weekends, and participate in an on-call rotation to ensure prompt response to maintenance issues. Work Environment: Position involves working in residential buildings and outdoors, facing various weather conditions. Supervision: Operates with limited supervision, demonstrating self-motivation and independence in completing tasks. Mobility: Frequently moves around to coordinate work, requiring physical agility and stamina. Physical Tasks: Regularly walks, climbs stairs or ladders, bends, stoops, reaches, uses tools, pulls, and lifts objects weighing up to 50 lbs. Driving Requirement: Must be able to operate a golf cart for transportation within the property. A valid driver's license and reliable transportation are necessary.
