Position Summary

The HVAC Maintenance Technician is responsible for performing a variety of skilled maintenance tasks related to facility engineering and maintenance. This role involves working under the guidance of a Supervisor, Foreman, or Master Mechanic.

The incumbent will possess a comprehensive skill set in their trade, evidenced by the appropriate state license. They will work independently to troubleshoot and resolve complex issues while ensuring that non-licensed personnel adhere to proper work practices.

Key Responsibilities:
  • Update work statuses and document completed tasks using a mobile device.
  • Assist in determining manpower, material requirements, and project deadlines.
  • Perform cleaning, lubrication, servicing, repairs, and diagnostics on HVAC systems, electrical and mechanical systems, and other specialized equipment.
  • Collaborate with the Maintenance Supervisor and report significant issues.
  • Construct, install, maintain, and repair electrical and mechanical systems using necessary tools and equipment.
  • Review vendor projects and create punch lists as needed.
  • Analyze and resolve complex building system and electro-mechanical issues.
  • Support project management activities as required.
  • Respond to emergency situations and perform necessary repairs.
  • Maintain logs, conduct rounds, and complete preventive maintenance work orders, tests, and inspections.
  • Recommend modifications or improvements to preventive maintenance systems.
  • Ensure cleanliness and safety in mechanical areas.
  • Perform additional duties as assigned.
Qualifications:
  • Minimum of 5 years of experience as a Maintenance Technician in an institutional environment.
  • Possession of one of the following: Journeyman Electrical License, Registered ACR Technician with EPA certification, or Journeyman Plumber License.
  • Experience with blueprints and schematics.
  • Valid driver's license required.
  • General understanding of electro-mechanical equipment.
  • Ability to use hand-operated construction tools.
  • Physical capability to lift 50 pounds and perform strenuous labor for extended periods.
Working Conditions:

Exposure to high heat, noise, dust, and areas requiring infection control may occur. The role requires meeting daily deadlines and may involve working evenings and weekends as necessary to maintain facility standards.
