About the Role

BKM Capital Partners is a dynamic firm seeking a highly motivated and detail-oriented professional to join our Portfolio Management team in Newport Beach, CA. As an Associate, Portfolio Management, you will play a critical role in supporting the team in financial analysis, tracking, and reporting on our owned multi-tenant light industrial real estate assets.

Key Responsibilities
  • Financial Analysis
    • Develop and maintain property and portfolio level financial valuation models using ARGUS Enterprise and Excel, leveraging various data sources.
    • Analyze and interpret property level information, including historical operating statements, operating expense recovery structures, budgets, leases, and loan agreements.
    • Identify critical and core property level financial/operating issues and effectively communicate variances from budget to management.
    • Review third-party reports, budgets, processes, and contracts.
    • Train colleagues in the use of Excel and Argus Enterprise, as needed.
  • Financial Reporting
    • Prepare monthly and quarterly financial reports for senior management review.
    • Update asset-level valuation models (ASE models) on a quarterly basis.
    • Assist the asset management team in tracking and coordinating monthly and quarterly tenant obligations, including timely payment of rent, real estate taxes, and insurance renewals.
    • Communicate analysis results to senior management in a concise, actionable format.
  • Market Research
    • Conduct industry-standard market research and stay current on industry trends, maintaining thorough market awareness in targeted markets through direct research and review of third-party research.
  • Transaction Execution
    • Assist in the onboarding of new assets from the Acquisitions group into Asset and Portfolio Management.
    • Create new valuation models and management reporting templates for newly acquired assets.
Requirements
  • Bachelor's degree in real estate, finance, economics, or other business discipline.
  • 4+ years of experience in an analyst role within the Commercial Real Estate field.
  • Advanced Excel capabilities, including building and proofing financial models.
  • Argus Enterprise experience.
  • A general understanding of commercial real estate terms and investment principles.
  • Excellent written and oral communication skills.
  • Strong organizational and administrative skills with a keen attention to detail.
  • Motivated and results-driven with a strong work ethic.
