Reporting directly to the Senior Capital Improvement Manager and the Assistant Vice President of Maintenance & Capital Improvements, this position is integral in ensuring that all maintenance staff, subcontractors, and vendors effectively execute their responsibilities in maintaining and enhancing the quality of the apartment community.


Key Responsibilities

  • Ensure that both the interiors and exteriors of the apartments are maintained to the highest standards.
  • Maintain organized and safe maintenance facilities.
  • Provide regular updates to Property Managers regarding maintenance activities, concerns, and personnel performance.
  • Oversee compliance with the Resident Service Department Operating Manual across all properties.
  • Implement cost-saving measures in the maintenance of properties.
  • Manage budgets, inventory, and tools effectively.
  • Take charge of significant troubleshooting tasks.
  • Conduct regular safety meetings to promote a safe working environment.
  • Facilitate ongoing training and development for staff to maximize their potential.
  • Recruit and select highly qualified candidates for maintenance roles.
  • Address performance issues among staff to uphold high standards.
  • Conduct bi-annual performance evaluations and review evaluations from other team members.
  • Foster a positive, stimulating, and safe workplace culture.
  • Undertake additional duties as assigned by the Regional Manager.
  • Strive for exceptional customer satisfaction through effective communication and professionalism.
  • Manage special projects as required.
  • Participate in company-sponsored events aimed at team development, which may involve overnight travel.
  • Perform other duties as needed.

  • Ability to lift, push, or pull up to 25 pounds.
  • Capability to crawl, kneel, twist, and carry items.
  • Proficient in using hands for various tasks.
  • Valid driver's license and current insurance required for company-related travel.
