Overview of the Role:

The Facility Maintenance Manager is tasked with overseeing the maintenance team at the designated property. This role is crucial in ensuring that the physical condition of the property aligns with LURIN Management Services LLC's established standards and complies with relevant safety regulations and operational efficiency.

Core Responsibilities:

  • Lead and manage the daily operations of maintenance personnel and external contractors involved in mechanical and electrical repairs.
  • Collaborate with the Community Director and Director of Resident Services to devise preventive maintenance strategies and coordinate inspections and significant renovations alongside other operational activities.
  • Facilitate monthly safety briefings with the maintenance team.
  • Evaluate and suggest purchases of maintenance supplies while proposing preventive maintenance strategies to enhance property performance.
  • Assist contractors in planning and resolving challenges related to on-site projects, including renovations and the installation of new equipment to ensure efficiency and quality.
  • Oversee maintenance budgets and contribute insights for the preparation of the annual budget for the assigned community.
  • Ensure the maintenance team addresses work orders promptly and adheres to specifications.
  • Demonstrate the ability to complete work orders in various areas such as plumbing, electrical systems, HVAC, and pool maintenance.
  • Maintain an accurate inventory of all equipment and ensure regular accountability.
  • Ensure that apartments meet the required make-ready standards.
  • Provide an exceptional customer service experience.
  • Maintain communication with the Community Director regarding ongoing maintenance concerns or resident feedback.

Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Environment: The noise level in the work environment is typically moderate.

Qualifications:

  • High School Diploma or General Education Diploma (GED).
  • A minimum of 3 years of experience in residential, commercial, or apartment maintenance or a related field.
  • Proficient knowledge of maintenance and repair for HVAC systems, plumbing, electrical systems, household appliances, and painting.
  • HVAC or EPA Type II Certification is preferred.
  • Ability to work a flexible schedule, including weekends and on-call duties.
  • A valid Driver's License is required.
