Job Overview

The Regional Property Management Supervisor is responsible for overseeing the performance of on-site personnel and the operational management of properties within their designated area. This role ensures adherence to the LIHTC program regulations and compliance with relevant federal, state, and local laws governing the assigned properties.

Key Responsibilities:

  • Analyze and approve weekly reports detailing property leasing activities and the status of any conditions or notices.
  • Ensure that lease documentation is processed efficiently and thoroughly, verifying that tax credit forms and leases are executed correctly according to the approved terms.
  • Confirm timely collection and posting of rents, ensuring that all 30/60-day notices are delivered at the appropriate amounts.
  • Supervise property managers to ensure that damage charges are billed to residents when applicable.
  • Ensure that the eviction process is executed in accordance with regulations for overdue rents.
  • Review move-out documentation to guarantee proper record-keeping and completion.
  • Authorize purchases of supplies and services from approved vendors, ensuring compliance with budget constraints and cash flow availability.
  • Collaborate with contractors and vendors to schedule necessary work, reviewing and approving all invoices, vendor relations, and insurance certificates.
  • Oversee site managers to ensure prompt approval and submission of all invoices to the Corporate Office to prevent late fees.
  • Provide training, motivation, and supervision to all on-site staff to meet the operational objectives of the properties, including onboarding new employees, conducting annual performance evaluations, and guiding staff on procedures and policies.
  • Participate in scheduled corporate management meetings and contribute as an active member of the Leasing Committee.
  • Report all incidents related to liability and property to the Corporate Office without delay.
  • Travel within the designated area is required.

Certifications Required:

An Arizona Real Estate License is mandatory.
