Position Overview: Operations Supervisor

Location: Charleston, SC

We are seeking an Operations Supervisor to oversee the operational functions of retail mall properties, including asset management, security, housekeeping teams, capital projects, and contractor management.

Key Responsibilities:

  • Ensure effective management of the maintenance department and operational systems of the property.
  • Enhance property value through diligent oversight of maintenance operations.
  • Coordinate operational aspects to protect and improve property value.
  • Implement and monitor safety practices, ensuring compliance with local regulations.
  • Develop and manage preventive maintenance and repair programs.
  • Supervise contract employees through effective communication and training.
  • Engage with external vendors, managing RFPs, bids, contracts, and performance evaluations.
  • Oversee tenant construction projects, collaborating with architects and contractors for timely execution.
  • Act as the facility's energy manager, pursuing energy-saving initiatives.
  • Conduct routine property inspections to maintain high service standards and recommend improvements.
  • Facilitate communication with the site team and participate in scheduled meetings.
  • Provide direction to vendors and service providers to ensure seamless operations.
  • Implement preventative maintenance standards in alignment with company guidelines.
  • Evaluate vendor performance regularly, focusing on quality and cost-effectiveness.
  • Support facility-specific cost-saving initiatives to achieve significant savings.
  • Perform any additional duties as assigned.

Employee Development:

  • Manage activities of contract employees and vendors in property operations.
  • Provide ongoing safety and training programs for the team.
  • Ensure all core practices are current and effective.

Financial Management:

  • Prepare and implement operating budgets, focusing on expense minimization.
  • Manage capital projects efficiently and within budgetary constraints.
  • Forecast operating and capital expenses, addressing any variances.
  • Collaborate with team members to resolve financial issues.

Qualifications:

  • Associate's Degree or relevant vocational training is required.
  • Strong comprehension and communication skills for effective collaboration.
  • Proficient in MS Office and capable of writing routine reports.
  • Excellent organizational skills with a customer-focused approach.
  • Minimum of five years of experience in commercial property operations.
  • Advanced technical skills in mechanical, electrical, and plumbing systems.
  • Ability to read construction drawings and troubleshoot using schematics.
  • Physical capability to perform essential job functions, including lifting.
  • Experience in shopping mall property management is advantageous.
