We are seeking a skilled Property Maintenance Supervisor to oversee the upkeep of our residential properties.
At Campus Apartments, we pride ourselves on delivering exceptional housing solutions for college students nationwide. Our dedicated team has been the cornerstone of our success since 1958, and we believe that a positive work environment fosters growth and innovation.
Responsibilities:
The Property Maintenance Supervisor will report directly to the General Manager and will be accountable for the overall maintenance and mechanical operations of the property.
- Conducting routine maintenance and ensuring the property is well-painted and clean, both inside and out.
- Performing mechanical repairs, adhering to safety codes, and conducting fire alarm inspections.
- Planning and scheduling capital improvement projects, including obtaining bids and managing contractor relationships.
- Overseeing the repair of all appliances, ensuring they are functioning properly and obtaining quotes as needed.
- Maintaining boiler systems and completing monthly inspection reports to ensure compliance.
- Managing snow removal operations when necessary.
- Ordering and maintaining pool supplies, ensuring compliance with safety standards.
- Fostering positive tenant relations and promptly addressing any concerns with the General Manager.
- Supervising maintenance staff during nights and weekends, including transportation personnel when applicable.
- Ensuring timely and professional completion of all work orders by maintenance staff.
- Assisting in the hiring and termination processes for maintenance personnel, including cleaners and grounds staff.
- Accurately submitting payroll for maintenance staff in a timely manner.
- Collaborating daily with the General Manager on scheduling and budgeting matters.
Qualifications:
- High school diploma required; additional education is preferred.
- HVAC certification is necessary.
- Certification in electrical systems (both commercial and residential) is required.
- Universal certification must be obtained within one year of employment.
- A valid driver's license and current automobile insurance are mandatory.
- Licensed pool operator certification is required if the property includes a pool.
- A minimum of two years of supervisory experience is preferred.
- Excellent customer service and interpersonal skills are essential.
- Ability to communicate instructions clearly and effectively.
