The primary role of the leasing specialist encompasses all tasks associated with apartment leasing, resident transitions, and lease renewals.

Key Responsibilities:

  • Oversee the leasing process from initial contact to the final occupancy of the resident.
  • Engage directly with potential and existing residents to maximize occupancy rates, which includes generating leads, leasing apartments, responding to inquiries, qualifying prospects, preparing lease agreements, and completing move-in documentation.
  • Devise and execute a leasing strategy aimed at attracting new residents while retaining current tenants. Welcome visitors and assess their needs to determine property suitability.
  • Provide detailed information about the property to prospective residents and arrange property tours.
  • Achieve leasing targets based on a predetermined percentage of total inquiries.
  • Clearly communicate all lease terms and property regulations to both new and existing residents.
  • Collect security deposits, rental payments, and any other fees associated with resident transitions.
  • Support the ongoing relationship between the company and residents throughout their lease period.
  • Effectively relay changes in unit status to the maintenance team.
  • Maintain comprehensive knowledge of all community aspects, especially regarding rental rates, availability, lease expirations, and unit specifications.
  • Understand and adhere to Rhode Island landlord-tenant laws and fair housing regulations.
  • Regularly inspect vacant units to ensure they are ready for prospective residents.
  • Proficiently use all office equipment, including computers, telephones, and copiers.
  • Perform all duties in compliance with relevant laws and company policies.

Qualifications:

  • Proficient in Microsoft Office applications.
  • Reliable transportation is essential.
  • Strong organizational skills are a must.
  • Excellent verbal and written communication abilities.
  • Must possess a friendly, dependable, diligent, and honest demeanor.
  • Fluency in English, both written and spoken, is required.
  • Availability to work on weekends is necessary.
