  1. POSITION OVERVIEW
The Property Leasing Associate plays a vital role in supporting the Community Manager in overseeing the apartment community to optimize cash flow in alignment with SYNCO Property Management, Inc.'s (SPI) Policies and Procedures.
  1. KEY RESPONSIBILITIES:

    AS ASSIGNED BY THE COMMUNITY MANAGER
  2. Understand and comply with all Fair Housing Laws and regulations.
  3. Respond to incoming inquiries in a timely, professional, and welcoming manner.
  4. Secure leases with qualified applicants by employing SPI's sales, marketing, advertising, closing, and customer service strategies.
  5. Develop marketing and advertising plans for available units based on market conditions. Conduct weekly competitive market analysis. Stay informed about competitors and their promotions.
  6. Acquire comprehensive knowledge of the community, property grounds, building/unit locations, floor plans, and unique features.
  7. Develop familiarity with all reports related to the weekly preparation of the Keen Report as directed by the manager.
  8. Prospect for new residents; establish relationships with local realtors, relocation agencies, and businesses for referral opportunities.
  9. Prepare lease documentation and move-in packages for new residents.
  10. Receive service requests and coordinate with appropriate maintenance personnel.
  11. Maintain an organized and appealing office/clubhouse environment.
  12. Order office supplies as directed by the Community Manager.
  13. Exhibit a professional demeanor and conduct at all times, using diplomacy when interacting with all SPI associates, prospects, vendors, etc. Always demonstrate a positive attitude.
  14. Thoroughly review the following with each new resident before finalizing the lease:
  15. Lease agreement - covenants and conditions
  16. Community rules and regulations
  17. Applicable SPI policies and procedures
  18. Collect all necessary payments (application fee, security deposit(s), pet fees, rent, etc.) prior to handing over the unit key to the new resident.
  19. Ensure the Community Manager is informed of significant events, issues, etc.
  20. Foster and maintain positive relationships with residents. Strive to resolve all concerns and complaints without escalating to supervisors.
  21. Assist in organizing and hosting community social events.
  22. Post on social media in accordance with SPI's policy.
  23. Ensure vacant and model apartments are ready for market and available for viewing at all times by promptly communicating any deficiencies to the manager.
  24. Collaborate with the community team and assist other associates as needed.
  25. Perform any additional duties as assigned by the Community Manager.
