Role Responsibilities:
- Manage resident service requests and work orders; coordinate with the service team to ensure timely completion and adherence to quality standards.
- Conduct regular property inspections to identify and rectify potential hazards, delegating tasks as necessary.
- Ensure the property’s grounds and overall appearance meet company standards; oversee the maintenance and security of all company-issued tools.
- Hold regular meetings with team members to reinforce safety protocols; identify training needs for maintenance staff and assist with property safety audits.
- Supervise the implementation and documentation of preventative maintenance programs, ensuring compliance with BH guidelines.
- Diagnose and repair issues related to HVAC, electrical systems, plumbing, carpentry, drywall, structural integrity, appliances, and apartment readiness.
Required Qualifications:
- Minimum of 2 years of progressive experience in maintenance and safety, with knowledge of heating, air conditioning, plumbing, and electrical systems.
- At least 2 years of experience in building maintenance, repair, and preventative maintenance, including irrigation and pool systems.
- Basic computer skills necessary for job functions.
- Strong communication and interpersonal skills, with a collaborative mindset.
- Ability to engage effectively with a diverse range of individuals.
- Must possess personal hand tools relevant to the industry.
- Valid driver's license and reliable transportation required.
- HVAC certification or willingness to obtain within the first six months of employment.
- Certification in Type II domestic HVAC systems is required.
- Certified Pool Operator (CPO) certification or willingness to obtain.
Work Schedule: The typical work hours are from 9 AM to 6 PM, Monday through Friday, though variations may occur. Overtime may be necessary, and participation in an on-call rotation may be required to meet operational needs.
