Position Overview:

The Head of Facilities Operations plays a crucial role in collaborating with local subcontractors and trades to ensure that regular facility upkeep is performed in the safest, most efficient, and cost-effective manner possible. This position requires extensive knowledge in building construction, mechanical systems, electrical systems, plumbing, building automation, and HVAC.

Key Responsibilities:

  • Conduct visits to branch facilities and compile property condition reports that summarize the facility's characteristics, including property type, age, square footage, and construction details.
  • Assign condition ratings (good, fair, poor) and outline necessary actions, including immediate and long-term repair estimates.
  • Implement a computerized maintenance management system (CMMS) to enhance visibility in asset tracking, work order management, warranties, inventory control, and vendor management.
  • Identify and manage relationships with vendors for maintenance and repair services across various systems, including HVAC, plumbing, electrical, and fire protection.
  • Oversee daily vendor interactions nationwide, ensuring performance aligns with business objectives.
  • Manage financial responsibilities for the facility, including expense tracking against the budget and asset utilization monitoring.
  • Review and update Preventive Maintenance programs (PMs) regularly.
  • Perform additional duties as assigned.

Qualifications:

  • Minimum of 10 years of experience in facilities maintenance, preferably in large distribution centers.
  • Proven experience in negotiation, strategy formulation, and stakeholder management.
  • Comprehensive knowledge of electrical distribution, HVAC, plumbing, and fire protection systems.
  • Willingness to travel, potentially up to 50% domestically.
  • Demonstrated ability to develop and implement standard operating procedures (SOPs).
  • Strong communication skills, conflict resolution abilities, and a focus on process improvement.
  • Exhibit integrity, adaptability, and meticulous attention to detail.
