Position Overview:

As a Facilities Maintenance Supervisor at EBALDC, your primary responsibility will be to ensure the upkeep of rental properties, communal spaces, and outdoor areas, thereby enhancing the overall appeal of the premises. Your proactive maintenance strategies will play a crucial role in reducing urgent repair needs and ensuring the property remains in optimal condition.

Key Responsibilities:

  • Respond promptly and effectively to service requests and unit transitions.
  • Execute cleaning, painting, and repairs on vacant units efficiently.
  • Carry out preventive maintenance tasks according to the established maintenance schedule.
  • Oversee plumbing, heating, and electrical systems to ensure functionality.
  • Maintain security and locking mechanisms throughout the property.
  • Organize and secure storage and maintenance areas.
  • Conduct monthly safety inspections and lead safety meetings.
  • Report hazardous conditions or emergencies to the Property Manager.
  • Assist with move-in/out inspections and overall building assessments.
  • Supervise external contractors and vendors on-site.
  • Manage inventory of maintenance supplies and materials.
  • Share on-call responsibilities for urgent repairs.
  • Keep detailed records of maintenance activities.
  • Update preventive maintenance logs and documentation.
  • Conduct inventories of tools and maintenance supplies.
  • Ensure cleanliness of shared spaces and property exteriors.
  • Provide assistance with furniture relocation as necessary.
  • Adhere to the established work priority system.
  • Perform additional tasks as required.

Essential Knowledge, Skills & Abilities:

  • Expertise in building repair trades, procurement processes, and safety protocols.
  • Capability to maintain accurate records and documentation.
  • Intermediate proficiency in electrical, plumbing, and preventive maintenance practices.
  • Previous experience in building maintenance or a related field.
  • Strong interpersonal skills to engage with residents and address their concerns.

Required Certifications or Licenses:

  • Valid California Driver's License and dependable transportation.

Physical Requirements:

  • Ability to lift up to 50 lbs and perform various physical tasks.

Compensation:

$63,000 - $68,000 annually.
