Job Summary:The Maintenance Technician will assume responsibility for assigned facility maintenance functions, ensuring the upkeep and maintenance of resident units and common areas.
Key Responsibilities:- Conduct general maintenance of resident units and common areas, including carpentry, painting, and other general repairs.
- Prepare vacant units for move-in, including painting, cleaning, and ensuring they are ready for occupancy.
- Perform and arrange scheduled preventative maintenance and cleaning, completing inspections and tests, and maintaining logs and records reflecting results.
- Perform maintenance on all security systems, fire alarms, and door locks, ensuring the safety and security of residents and staff.
- Adhere to schedule and take assigned on-call duties as directed, providing 24/7 support as needed.
- Perform landscaping duties, including lawn mowing, hedge trimming, and bed maintenance, to maintain the grounds and property.
- Clean common areas, including emptying trash, dusting, and vacuuming, polishing and cleaning furniture, cleaning fixtures, window ledges, and mopping floor areas.
- Remove trash from common areas and maintain the dumpster area, ensuring a clean and safe environment.
- Assume responsibility for maintaining related maintenance records, including logs and reports.
- Follow all Material Data Safety Sheets and instructions regarding use, disposal, or spills, ensuring a safe working environment.
- High school diploma or equivalent.
- One to two years of maintenance experience, with knowledge of janitorial equipment and maintenance procedures.
- Good mechanical and problem-solving abilities, with the ability to work well independently and coordinate with others.
- Well-organized and able to professionally assist others as needed, with good communication and interpersonal skills.
- Working knowledge of computer or tablet software, with the ability to use technology to support maintenance tasks.
