As a Construction Operations Manager, you will act as the Owner's Representative, overseeing the new construction and renovation of various agricultural retail facilities. This includes ensuring environmental compliance, managing building projects, bulk fertilizer storage, and site enhancements. You will collaborate with general managers during the conceptual development of construction initiatives and equipment upgrades. Your role will encompass all project management responsibilities related to contracts with general contractors, subcontractors, vendors, and design consultants. Reporting to the Senior Manager of Construction, you will be integral to our project success.
Key Responsibilities:
- Develop detailed scopes of work and collaborate with the Purchasing Manager to prepare Requests for Proposals, reviewing and analyzing submissions.
- Examine plans and specifications for accuracy and completeness, providing insights on cost, constructability, and material integrity, while recommending value engineering options.
- Negotiate with contractors, consultants, vendors, and suppliers to secure comprehensive scopes of work at competitive prices and timelines. Present recommendations for contract awards to senior management and ownership. Review RFIs, submittals, change order requests, and payment applications, maintaining organized project files.
- Analyze and interpret critical path construction schedules.
- Conduct construction monitoring to ensure compliance with plans, specifications, manufacturer requirements, industry standards, and regulations.
- Lead and participate in Construction Progress Meetings, Design Coordination Meetings, Payment Application Meetings, and other relevant discussions.
- Foster positive relationships with co-workers, partners, clients, contractors, consultants, and municipal officials.
- Assist with additional tasks as assigned, supporting other operational groups and managers as needed.
- Promote a culture of safety by actively contributing to a secure work environment.
- Perform other duties as required.
Qualifications:
- Bachelor's Degree in Construction Management, Engineering, or a related field is required; relevant experience may substitute for formal education.
- A minimum of 3 years of experience with a general contractor or developer managing new 'Turn Key' construction projects.
- Preferred background in Metal Building Systems.
- Working knowledge of materials, methods, and tools involved in the construction and renovation of agricultural buildings and storage systems, with familiarity in Environmental, Health, and Safety regulations being advantageous.
- Understanding of engineering and technology applications related to the design and construction of bulk fertilizer buildings and storage bins.
- Knowledge of policies and procedures for protecting workers, the public, materials, and structures during construction.
- Fluency in English, with strong comprehension of grammar, composition, and spelling.
- Proficient in Microsoft Word, Excel, and Outlook.
- Adept at analyzing and organizing information, presenting findings to senior management and ownership.
- Familiarity with design techniques and principles involved in producing coordinated construction documents (e.g., conceptual design, BIM/Revit).
- Understanding of legal, economic, and accounting principles relevant to construction.
- Ability to manage multiple projects of varying sizes and scopes simultaneously.
- Capability to work effectively with minimal supervision.
- Strong time management and multitasking skills, with the ability to set long-term goals and strategies to achieve them.
- Willingness to travel overnight as required.
Compensation & Benefits:
The estimated salary range for this position is $86,100 - $147,600 annually, reflecting the responsibilities and expectations of the role. Actual compensation may vary based on factors such as experience, skills, education, and location.
