We are seeking an experienced Senior Purchasing Specialist to join our team at New Leaf Builders, a Carolinas-based homebuilder with a passion for creating unique and high-quality homes in Charleston and Wilmington. Job Description

The ideal candidate will have 4+ years of purchasing and estimating experience in the residential homebuilding industry, preferably with a large national regional homebuilder. They will be responsible for soliciting, contracting, and managing trade partners, as well as assisting the Director of Purchasing in driving results for the Purchasing & Estimating team. Key responsibilities include:

  • Soliciting and qualifying competitive material suppliers, major mechanical, and other trade partners to ensure New Leaf Builders has the appropriate trade base for the market.
  • Offering suggestions and spearheading implementation techniques to eliminate opportunities for errors and minimize waste.
  • Connecting with new and existing trade partners as needed to continuously improve the quality of our trade partner and supplier roster for existing and new projects.
  • Conducting bidding and preparing preliminary budgets for projects as required.

To be successful in this role, you should possess excellent communication and negotiation skills, as well as strong analytical and problem-solving abilities. Proficiency in Microsoft Office applications, particularly Excel, is also essential. Previous working knowledge and experience with IHMS, NewStar, Buildpro, JD Edwards, or Buildertrend software programs is required.

Requirements
  • Bachelor's Degree in a relevant field of study (e.g., business administration, engineering, or construction management)
  • At least 4 years of purchasing and estimating experience in the residential homebuilding industry
  • Proven track record of successfully managing trade partners and negotiating contracts
  • Excellent communication, negotiation, and analytical skills
  • Proficient in Microsoft Office applications, particularly Excel
  • Previous experience with homebuilding software programs (e.g., IHMS, NewStar, Buildpro, JD Edwards, or Buildertrend)
