Join Comstock Companies as an Operating Engineer III where your technical, mechanical, and administrative skills will shine. As a key member of our commercial team, you will be responsible for maintaining our cutting-edge properties with a focus on high-level customer service and on-site operational support. This is a dynamic role that requires a strong understanding of building systems, including HVAC, electrical, and plumbing. You will be working closely with our senior chief engineer to achieve compliance at our property locations. Your key responsibilities will include providing Class A customer service, maintaining and repairing all types of building equipment, and completing work assignments thoroughly and efficiently with limited supervision. You will also be responsible for operating, maintaining, troubleshooting, and repairing building equipment related to the efficient operation of the building equipment and systems. Additionally, you will support the property maintenance team, working on assigned customer service requests, active with construction projects, and supporting special set-ups relating to events. You will also be required to maintain good tenant relations through prompt and courteous response to tenant requests within the guidelines set forth. You will perform predictive maintenance, preventative maintenance, routine maintenance, and service requests as directed. You will also assist contractors and ensure contracted services are being performed safely and in accordance with established work standards and practices. You will maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building fire life safety systems. You will also maintain and repair single-phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, and ballasts. You will maintain and repair plumbing components, including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps. You will provide all other building maintenance, repair, and restorative procedures as directed. You will perform general handyman tasks to maintain buildings. You will also be required to work occasional overtime and holiday work. To be successful in this role, you will need to have 5-10 years of building engineering/construction-related experience. You will need to be experienced with various types of hand tools and use of diagnostic equipment. You will also need to have CFC Universal Refrigerant Certification. A trade or maintenance license is preferred. Exposure to a CMMS system is a plus. You will need to have a proven safety record and compliance to safe work practices. You will also need to be proficient in computer skills, including email, word, and excel. You will need to have a high school diploma or GED equivalent. You will need to be physically able to operate electric hand tools, work on a ladder, carry tools, and lift and carry up to 50 pounds. You will also need to be able to work in close spaces, such as closets, crawl spaces, and be able to work on roofs of buildings. You will need to be able to work independently but also as a member of a team. You will need to have a valid driver's license. You will need to be able to diagnose problems, make sound decisions, prioritize, schedule, and complete multiple tasks. You will need to be able to interpret engineering drawings and equipment manuals. You will need to be highly credible and trustworthy, and operate with a high degree of integrity. You will need to hold yourself and others accountable and strive for a high level of excellence. You will need to have a positive, can-do attitude and be able to fuel growth and innovation. You will need to be customer-focused and results-oriented. You will need to want to continuously learn and develop. You will need to have exceptional oral and written communication skills.
