Position Summary

Compensation: $28 - $32 per hour

The Advanced Building Technician (Level III) is tasked with fulfilling service requests, performing preventative maintenance, and executing repairs on the physical structure as well as fitness apparatus. The ideal candidate will possess a background in commercial building trades or building engineering.

Key Responsibilities:
  • Conduct reactive and preventive maintenance on fitness and facility equipment.
  • Diagnose and repair electrical, mechanical, and plumbing issues.
  • Utilize a Computerized Maintenance Management System (CMMS) to manage work orders, generate reports, and adhere to deadlines.
  • Operate in both a stationary maintenance setting and a service team context, addressing concerns across multiple properties within a designated market.
  • Engage with the facilities team and other departments daily to oversee and balance customer-facing systems.
  • Oversee and manage tasks assigned to third-party contractors.
  • Employ knowledge of Building Management Systems (BMS) and Environmental Monitoring Systems (EMS).
  • Maintain inventory of equipment, parts, and supplies.
  • Participate in regularly scheduled meetings.
Administrative Duties:
  • Attend routine maintenance meetings
  • Evaluate contractor pricing
  • Regularly update service requests through CMMS
  • Review property operations via a Building Management System
  • Manage inventory of equipment, parts, and supplies
  • Accurately record clock-in and clock-out times
  • Adhere to budgetary guidelines
Qualifications:

Preferred Qualifications:

  • High school diploma or GED (Required)
  • A minimum of 7 years of experience in a mechanical, electrical, or plumbing trade (Required)
  • Familiarity with commercial HVAC systems (Preferred)
  • Strong work ethic and a sense of ownership for the properties managed.
  • Proficient problem-solving skills and the ability to find effective solutions.
  • Excellent communication, time management, and organizational abilities.
  • Willingness to travel between properties as necessary with minimal notice.
Physical Requirements:
  • Ability to read, write, and communicate clearly
  • Capability to bend, sit, stand, and access roofs using ladders
  • Ability to stand for extended periods
  • Proficient in computer operations
  • Capacity to lift a minimum of 50 lbs
