Role Overview:
The Facilities Maintenance Manager oversees and organizes all aspects of the physical upkeep of a multi-family residential property that generates income. This includes, but is not limited to, general property maintenance, managing maintenance personnel (when applicable), prioritizing tasks, controlling expenses, and ensuring compliance with preventive maintenance protocols as well as state and federal safety regulations.

Key Responsibilities:
  • Direct all facets of property maintenance, including preventive, corrective, deferred, and emergency repairs.
  • Prepare or assist in preparing all market-ready units regarding painting, carpet cleaning, general repairs, and housekeeping within a specified timeframe after they have been vacated.
  • Conduct various preventive maintenance tasks and document findings in the maintenance log.
  • Maintain accurate inventory records of tools, equipment, and supplies.
  • Ensure that all team members utilize personal protective equipment as instructed, including back belts, goggles, dust masks, hard hats, and gloves.
  • Assist in conducting move-in and move-out inspections as directed by management.
  • Respond promptly to maintenance requests, ensuring completion within a 24-hour timeframe. If delays occur due to parts ordering, communicate with management and inform residents.
  • Follow company directives for monthly preventive maintenance, including checks on lighting, fire safety, pool/spa, life/safety hazards, and signage.
  • Maintain knowledge of the locations of gas, electric, irrigation, and water shutoffs, as well as all apartment and fixture shutoffs, and ensure all staff are familiar with this information.
  • Control expenses and procure necessary approvals for expenditures from management.
  • Conduct regular inspections to ensure a clean, safe, and well-maintained community.
  • Address resident service requests and concerns in a timely manner.
  • Provide on-call emergency services as required.
  • Assist the Maintenance Director and/or Property Manager with special projects as needed.
  • Perform various maintenance tasks, including appliance, electrical, HVAC, plumbing, custodial, and carpentry work.
  • Ensure the community's exterior is visually appealing, maintaining cleanliness in all common areas.
  • Monitor the upkeep of all mechanical equipment, including water heaters and HVAC units.
  • Adhere to safety policies and maintain records on hazardous materials used on-site, ensuring staff are trained on safety precautions.
  • Lead and train maintenance staff, collaborating with management on hiring, training, and performance evaluations.
  • Communicate regularly with management regarding maintenance issues and safety deficiencies.
  • Provide recommendations for community improvements and repairs, including job specifications and contract negotiations.
  • Ensure timely submission of time sheets for maintenance staff.

Qualifications:
3+ years of experience in property maintenance is preferred.
Experience in managing maintenance for properties with over 200 units is required.
HVAC Freon APA certification is necessary.

Additional Requirements:
  • Reliable transportation and a valid driver's license are required.
  • Physical demands include the ability to lift and move various weights and perform tasks in different weather conditions.
