Job Summary:
The Maintenance Manager is a key member of the Provision Living Associates, LLC team, responsible for ensuring the interior and exterior of our facilities are well-maintained and in exceptional condition. This role requires a strong leader who can oversee maintenance operations, supervise staff, and ensure compliance with regulations.
Key Responsibilities:
- Maintenance Operations: Oversee the repair and maintenance of equipment and building facilities, including plumbing, HVAC, electrical, and equipment repair.
- Grounds Maintenance: Maintain the grounds, including outside building repair and lawn maintenance, in cooperation with contractors.
- Facility Cleaning: Maintain and clean all areas inside the building, including offices.
- Work Order Management: Track and respond to all work orders in a timely fashion.
- Staff Training: Train staff on day-to-day operations and emergency procedures.
- Apartment Preparation: Prepare and refurbish apartments for resident move-ins, including painting, carpet laying, replacement of vinyl floors, and installation of ceiling fans.
- Fire Safety and Emergency Procedures: Ensure fire safety and emergency procedures/records/measurements follow regulations and environmental concerns.
- Resident Apartment Inspections: Inspect resident apartments for potential problems and hazards.
- Preventative Maintenance: Schedule and/or perform preventative maintenance and keep quality assurance records.
- Transportation: Transport residents in company vehicles as scheduled and as needed.
- Emergency Response: Respond to emergencies outside of normal working schedule as necessary.
Supervisory Responsibilities:
Directly supervise employees, carrying out supervisory responsibilities in accordance with Company policies, the Code of Ethical Business Conduct, and applicable laws.
Responsibilities include:
- Interviewing, hiring, and training employees.
- Planning, assigning, and directing work.
- Appraising performance.
- Rewarding and disciplining employees.
- Addressing complaints and resolving problems.
Requirements:
Education: One year certificate from college or trade/technical school; or a minimum of 3 years related general maintenance experience and/or training; OR equivalent combination of education and experience.
Skills/Experience:
- Two years of supervisory experience preferred.
- Extensive knowledge of all building systems and related code requirements.
- Strong leadership skills.
- Strong communication, customer service, and organizational skills.
- Self-motivation and accountability for results.
- Possess an appreciation of seniors and an understanding of the aging process.
- Proficiency in Internet browsers and Microsoft Office.
Travel: Travel is not required.
