Position Title: Trades Maintenance Worker III
The Housing Opportunities Commission of Montgomery County (HOC) is dedicated to addressing the critical need for affordable housing since its inception in 1974. HOC is empowered to acquire, manage, and operate housing, facilitate construction or renovation projects, secure financial support from various sources, and coordinate essential social and resident services.
Role Summary:
The Trades Maintenance Worker III plays a pivotal role in the installation, operation, modification, repair, troubleshooting, and testing of both new and existing heating, ventilation, and air conditioning (HVAC) systems. This includes working with residential, scattered-site, and commercial boilers and chillers.
Key Responsibilities:
- Oversee electrical, plumbing, carpentry, and appliance maintenance tasks, addressing minor structural issues as needed.
- Conduct preliminary assessments of materials, time, and labor required for various projects, while providing leadership and training to other team members in trade skills.
- Execute additional related duties as assigned.
Qualifications:
Experience:
- A minimum of three (3) years of hands-on experience in the installation, operation, modification, repair, troubleshooting, and testing of HVAC systems and related equipment.
Education:
- High school diploma or equivalent certification in the state of Maryland.
- Equivalent combinations of education and experience may be considered.
Knowledge, Skills, and Abilities:
- Extensive knowledge of standard practices, methods, tools, and materials relevant to the HVAC field, as well as familiarity with applicable building and fire codes.
- Strong understanding of occupational hazards and safety measures associated with the trade.
- Proficient in the use and maintenance of hand and power tools utilized in related trades.
- Willingness to work standby shifts and respond to emergency service requests.
- Ability to lift items weighing up to 100 pounds and frequently carry items weighing up to 50 pounds.
- Capability to perform work both indoors and outdoors throughout the year, including tasks at heights and in confined spaces.
- Comfortable wearing personal protective equipment when exposed to various environmental hazards.
- Skilled in conducting failure analysis and making recommendations for equipment modifications and preventive maintenance.
- Adept at interpreting mechanical drawings, specifications, and work orders, as well as preparing material lists.
- Effective interpersonal skills to engage with colleagues and clients in a professional manner.
Licenses and Certifications:
- Universal CFC Certification is required.
- A valid motor vehicle operator's license with a clean driving record is mandatory, along with personal transportation.
*Salary Range: Grade 19- Min: $53,597 - Max: $87,183 | Salary is determined by departmental budget and commensurate with experience.
