Job Summary

We are seeking a highly skilled and experienced Maintenance Supervisor to lead our maintenance team at FPI Management, Inc. The successful candidate will be responsible for overseeing the maintenance and capital improvement needs of our properties, ensuring the highest level of service and quality for our residents.

Key Responsibilities
  • Lead and mentor a team of maintenance personnel to ensure efficient and effective maintenance operations.
  • Develop and implement a comprehensive maintenance program to ensure the most economical, proper, and safe condition of our properties.
  • Inspect properties and common areas daily to detect maintenance problems and coordinate repairs within 24 hours.
  • Change air-conditioning filters every six months and upon apartment turnover, and inspect all apartments semi-annually.
  • Follow a preventative maintenance schedule and serve as on-call maintenance providing evening, weekends, and holiday emergency service.
  • Respond to after-hours requests for lockout service and perform maintenance inspections and repairs on vacant apartments.
  • Repair and maintain equipment owned by the apartment community and maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Properly secure all parts, inventory, and property equipment and maintain an inventory of parts to make necessary repairs.
  • Ensure timely completion of all duties by maintenance staff personnel to minimize labor costs and comply with all FPI policies and procedures.
Requirements
  • Minimum 2 years' experience in a similar leadership role, preferably within residential property management.
  • High School diploma or equivalency certificate required, industry certification or designation preferred.
  • Valid driver's license, good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's driving standards and personal vehicle use policy.
  • Ability to wear a respirator and be medically fit for duty and cleared to wear a respirator, and comply with FPI's facial hair policy.
  • Proficient in speaking, reading, and writing in English and proficient computer skills (MS Office, Google Apps, property management-related software, email, internet).
Preferred Qualifications
  • Complete apt turns, appliance repair, boiler systems, drywall installation/repair, electrical repair, HVAC maintenance, landscape/grounds, painting (int & ext), plumbing repair, pool maintenance, rehab/renovation, work order/ticketing sys, Google Drive, Google Mail (GMail), internet use, basic computer skills, customer service, and management.
