Key Responsibilities:
The Facilities Maintenance Specialist will work under the general supervision of the Community Manager. The Specialist will adhere to established policies and procedures, ensuring compliance without deviating from guidelines without prior approval from the Community Manager. Responsibilities include but are not limited to:
- Performing routine maintenance tasks such as replacing light bulbs, clearing clogged drains, and repairing leaking faucets
- Executing minor repairs including drywall patching, painting, and carpentry
- Maintaining the property’s exterior, which encompasses lawn care, snow removal, and cleaning communal areas
- Responding to tenant maintenance requests and repair issues
- Conducting regular inspections to identify potential maintenance concerns before they escalate
- Assisting with larger repair projects or renovations as necessary
Qualifications:
- High School diploma or equivalent required; 3-4 years of relevant experience may substitute for educational requirements
- Previous experience in commercial or multi-unit residential properties is preferred; experience levels may vary based on property needs
- Effective oral and written communication skills are essential
- Must maintain current licenses/certifications and/or specialized skills in at least one of the following trades: electrical, plumbing, carpentry, HVAC, fire protection, or mechanical
- Valid driver's license and reliable transportation are required
- Must reside within a reasonable distance from the property
- Availability for on-call duties during nights and weekends as required
- General understanding of OSHA, fire prevention, and safety regulations is necessary
Physical and Working Conditions:
- Work environment may vary, including exposure to changing weather conditions and temperatures
- Ability to lift up to 55 pounds independently and assist with team lifts when necessary
- This position involves prolonged walking and standing, as well as bending, squatting, lifting, carrying, pushing, and climbing
- Potential exposure to bloodborne pathogens and/or bodily fluids
