Multifamily Property Management Overview

The Facilities Supervisor will oversee and guide the Maintenance Team, ensuring that all maintenance and capital improvement requirements of a designated property are met. This role is crucial in fulfilling the expectations of the Client while adhering to the operational budget and management agreements.

Compensation: $30 - $31 / Hour

Key Responsibilities:

  • Manage a team of maintenance staff, including Technicians, Groundskeepers, and Housekeepers, ensuring optimal performance and productivity.
  • Implement a comprehensive maintenance program to maintain the property in a safe and efficient condition.
  • Conduct daily inspections of the property and common areas to identify maintenance issues.
  • Ensure timely completion of maintenance requests, ideally within 24 hours.
  • Oversee the replacement of air-conditioning filters biannually and during tenant turnover.
  • Perform semi-annual inspections of all apartments.
  • Adhere to a preventative maintenance schedule to minimize unexpected repairs.
  • Be available for on-call maintenance duties, providing emergency services during evenings, weekends, and holidays.
  • Conduct maintenance inspections and repairs on vacant units to ensure readiness for new tenants.
  • Maintain all equipment owned by the property and ensure compliance with safety regulations in maintenance areas.
  • Manage inventory of parts and supplies within budgetary constraints.
  • Wear the provided uniform during work hours and ensure all necessary tools are available for routine maintenance tasks.
  • Prepare properties for regulatory inspections, ensuring compliance with various standards.
  • Collaborate with city officials, financial institutions, and non-profit partners to streamline maintenance processes.
  • Follow all company policies and procedures, and perform additional duties as assigned by the Community Director.

Qualifications:

  • At least 2 years of experience in a similar supervisory role, preferably in Residential Property Management or related fields.
  • High School diploma or equivalent required; industry certifications are preferred.
  • Valid Driver's License may be required, along with a good driving record and current vehicle insurance.
  • Ability to wear a respirator and meet medical fitness requirements.
  • Proficient in English, both written and spoken.
  • Strong computer skills, including familiarity with property management software and standard office applications.

  • Expertise in appliance repair, plumbing, electrical systems, HVAC maintenance, and general property upkeep.
  • Strong customer service and management skills.
  • Ability to work collaboratively with a diverse team.
