Key Responsibilities
The Project Management Consultant will be responsible for overseeing various construction initiatives and tasks at client locations. The role encompasses:
- Leading and directing multiple concurrent construction projects from inception to completion, ensuring adherence to timelines and budget constraints.
- Managing financials for projects ranging from $250K to $20M, while fostering strong, trusting relationships with clients.
- Demonstrating a comprehensive understanding of the project management lifecycle and the roles of team members, including architects, engineers, and other consultants, to effectively manage project dynamics.
- Coordinating project requirements and activities with the client's operations, including scheduling work during off-hours for critical tasks.
- Collaborating closely with the client's Environmental Health & Safety team to ensure compliance with contractor training and safety certifications.
- Ensuring that client objectives are met within financial and scheduling parameters, while identifying and mitigating potential issues related to timelines, logistics, costs, quality, and progress.
- Reviewing and assessing project-related documentation such as descriptions, drawings, specifications, budgets, schedules, contracts, and proposals to ensure alignment with project goals.
- Overseeing the bidding process and contract negotiations, ensuring compliance with company policies.
- Preparing project-related documentation, including monthly reports, budgets, schedules, and cash flow management.
- Managing general contractors, architects, and engineers to ensure deliverables and performance standards are met.
- Tracking submittals, change orders, and requests for information, maintaining all documentation in Building Information Modeling (BIM).
- Reviewing payment requests and invoices for accuracy, confirming completion of work.
- Meeting financial forecasts and managing capital expenditures across multiple fiscal years.
- Familiarity with Smart-Sheets and Autodesk BIM is advantageous, along with proficiency in Microsoft Office applications.
- Engaging with the client's stakeholders regarding security, IT, and audiovisual requirements, ensuring project timelines and deliverables are integrated into the overall schedule.
- Conducting site walkthroughs to monitor ongoing construction, complete punch lists, and verify work quality.
- Finalizing the project closeout process, including payment settlements, collection of project documentation, and obtaining final inspections.

Experience & Education
- A Bachelor's degree in Architecture, Interior Design, Engineering, Construction Management, or Real Estate from an accredited institution.
- A minimum of three years of project management experience, demonstrating the ability to manage multiple projects and competing priorities.
- Advanced knowledge of the construction, architecture, and commercial real estate sectors.
- Familiarity with architectural drawings, design concepts, and construction cost estimation.
- Proficient in Microsoft Office Suite, including Microsoft Project, Adobe Acrobat, Smartsheet, and Bluebeam.
- Certifications such as CCM, PMP, and/or LEED AP are preferred.
