Groundskeeper

We are seeking a highly skilled and detail-oriented Facilities Maintenance Specialist to join our team at Carter Funds LLC. As a key member of our property management team, you will be responsible for maintaining the cleanliness and upkeep of our multifamily communities.

• Common Area Inspection: Conduct daily inspections of common areas to ensure they are clean and well-maintained.
• Cleanliness and Organization: Maintain the office/shop in a clean and orderly manner, adhering to high standards of cleanliness and organization.
• Trash Management: Enforce trash standards on property, including putting out trash notices and ensuring proper disposal of waste.
• Irrigation and Pool Maintenance: Conduct weekly irrigation checks and perform pool maintenance during the season, including chemical readings.
• On-Call Schedule: Be available for on-call schedule, which may include running the trash compactor, checking the pool, and completing chemical readings over weekends.
• Community Maintenance: Keep community, parking lots, and breezeways free of garbage, clutter, and debris.
• Custodial Duties: Perform custodial duties such as sweeping, mopping, vacuuming, removing trash, cleaning windows, etc.
• Scheduling and Reporting: Follow assigned schedules and report any issues with gated entrances and security service equipment to the supervisor.
• Equipment Maintenance: Keep records of scheduled maintenance on all equipment based on manufacturer recommendations and operations manuals.
• Inventory Management: Monitor and maintain accurate inventory of tools and equipment.
• Process Improvement: Suggest changes in working conditions and equipment use to increase efficiency.

• Experience: 1 year of groundskeeping experience (preferred)
• Valid Driver's License: Possess a valid driver's license and dependable transportation

• Outdoor Work: Ability to work outdoors in various climates
• Tool Use: Ability to safely use manual and power tools weighing up to 40 pounds
• Ladder Safety: Ability to safely climb ladders and sections of scaffolding weighing up to 125 pounds, reaching heights of 40 feet
• Heavy Lifting: Ability to assist in the safe and proper transportation and set-up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds
