Position Summary

The Facilities Operations Supervisor serves as a key support figure for the designated portfolio. Reporting to the Director of Maintenance Services, with a collaborative relationship to the District and Regional Manager, this role is essential in executing the company's maintenance strategy. This includes the development, planning, organization, control, implementation, and facilitation of all maintenance activities within the assigned portfolio. The Facilities Operations Supervisor will oversee maintenance and construction initiatives, striving to enhance operational efficiency while maximizing the capabilities of the maintenance team.

Key Responsibilities
  • Enhance property operations by mentoring, training, and guiding the Residential Service Team, Community Managers, and Regional/District Managers to achieve performance objectives while upholding Morguard's values and policies.
  • Assist in the recruitment and development of a proactive maintenance team committed to growth within Morguard.
  • Oversee capital projects and assist in budget preparation for the assigned portfolios.
  • Support the portfolio in obtaining bids aligned with its requirements and approved projects, making informed recommendations based on thorough property inspections and team interactions.
  • Lead the procurement process by defining scopes of work, identifying qualified contractors, evaluating bids, and recommending award decisions.
  • Contribute to growth initiatives by participating in property due diligence activities as required.
  • Help establish processes and procedures to standardize maintenance operations, promoting efficiency through a 'work smarter, not harder' approach.
  • Monitor and support various portfolio-wide initiatives, including environmental compliance, asset tracking, code adherence, vendor management, and other tasks as directed by the Regional Manager or Director of Maintenance.
  • Ensure adherence to company policies regarding safety, procurement, and operational procedures across the region.
  • Develop and oversee preventative maintenance schedules and inspections for the assigned portfolios.
  • Assist in the training and onboarding of new Lead Service Technicians within the designated portfolio.
  • Support the development and evaluation of maintenance personnel within the assigned portfolio.
  • Assist the Director of Maintenance in disaster response and management as needed across the region and portfolio.
  • Provide assistance to the District and Regional Manager with tasks based on portfolio requirements and initiatives.
Qualifications
  • A minimum of five (5) years of experience in construction, project management, or property management, including at least three (3) years in a supervisory role.
  • Knowledge of federal, state, and local Fair Housing regulations.
  • Willingness to travel as required.
  • Strong mechanical aptitude in plumbing, electrical, HVAC, and other construction trades is preferred.
  • A degree in construction management, business, or engineering is advantageous.
  • Proficiency in Microsoft Office is essential.
  • Experience with Yardi Voyager and Entrata is a plus.
