Key Responsibilities:- Property Maintenance: Oversee the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met.
- Compliance and Risk Management: Ensure compliance with Avenue5 policies and standards, as well as local, state, and federal regulations.
- Financial Management: Contribute to and adhere to property budget, ensuring maintenance costs remain within allocated limits.
- Team Leadership: Mentor and lead the maintenance team, promoting a positive and collaborative work environment.
- Customer Service: Provide excellent customer service to residents, responding to maintenance-related issues in a timely and professional manner.
- Preventative Maintenance: Perform proactive maintenance tasks, including siding, painting, lighting, sprinkler, pool, and elevator maintenance.
- Emergency Response: Oversee and assist with management of property emergencies, such as snow and inclement weather, fires, and floods.
- Communication: Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.
- Education: High school diploma or equivalent required.
- Experience: At least three years of experience in property management or a directly related field.
- Skills: General maintenance and carpentry skills, excellent customer service and interpersonal skills, strong organizational and time-management skills, ability to multi-task, and ability to perform basic mathematical functions.
