Job Summary:

We are seeking a highly skilled and experienced Architectural Project Manager to join our team at JLA Architects. As a key member of our project management team, you will be responsible for overseeing all aspects of architectural projects from design through occupancy.

Key Responsibilities:

  • Provide proactive communication with clients, consultants, and contractors to ensure project success.
  • Work collaboratively to solve design challenges and resolve issues.
  • Identify key issues, considerations, and deficiencies to address throughout the project.
  • Produce and maintain project programs and schedules.
  • Participate in internal and external meetings to determine project programs and schedules.
  • Initiate and lead project progress meetings and follow up with necessary documentation and action items.
  • Prepare for and participate in external meetings after traditional business hours.
  • Review and coordinate external consultant documents.
  • Perform quality control reviews on project progress documents using standard JLA methods and checklists.

Project Phases:

  • Schematic Design Phase:
    • Oversee the schematic design process, identifying, coordinating, and directing necessary team members and external consultants to ensure production of necessary design deliverables per project schedule.
    • Perform or oversee preliminary zoning and building code reviews as necessary.
    • Coordinate and submit preliminary municipal entitlement plan review packages and any necessary follow-up.
  • Design Development Phase:
    • Oversee the design development process, identifying, coordinating, and directing necessary team members and external consultants to ensure production of necessary design deliverables per project schedule.
    • Oversee and assist in the production of design development documents and specifications.
    • Perform or oversee zoning and building code reviews and document as necessary.
    • Research equipment, products, materials, and building assemblies.
    • Oversee the initial modeling of projects in Revit software and the production of design development documents.
    • Coordinate and submit municipal entitlement plan review packages and any necessary follow-up.
  • Construction Document Phase:
    • Oversee the construction document process, identifying, coordinating, and directing necessary team members and external consultants to ensure production of necessary design deliverables per project schedule.
    • Oversee and assist with the production of construction documents and specifications.
    • Finalize and document zoning and building code reviews.
    • Research equipment, products, materials, and building assemblies.
    • Coordinate and submit building plan review packages and any necessary follow-up.
  • Construction Administration Phase:
    • Oversee the construction administration process, identifying, coordinating, and directing necessary team members and external consultants to ensure the appropriate observation, contractor assistance, and documentation during construction.
    • Initiate, lead, and/or participate in construction meetings and follow up with necessary documentation and action items.
    • Provide phone and email support during construction to resolve questions, conflicts, or unforeseen situations.
    • Review and document shop drawings for conformance with design.
    • Respond to and document requests for information from the general contractor.
    • Prepare construction bulletins or update construction documents as required.
    • Review and evaluate change order requests for change or substitutions.
    • Perform periodic site observations and prepare associated field reports.
    • Review draw requests as necessary.
    • Produce punch lists for contractor/owner review.
    • Perform final walk-through and evaluate project for substantial completion.

Additional Responsibilities:

  • Produce project work plans to determine project schedules and anticipated staffing needs.
  • Work with the office director and other project managers to strategize about, prioritize, and determine project schedules and project staffing levels.
  • Mentor less experienced team members in the architectural profession.
  • Evaluate JLA policies, procedures, and standards and suggest ideas and initiatives to help increase the firm's efficiency.
  • Perform other project-related and operational-related duties as required and assigned.

Qualifications:

The ideal candidate will have 5+ years of experience with 2 years as a project manager at an architectural firm managing projects of a similar size and scope to JLA projects. They will have demonstrated understanding of working with or for private developer clients and possess technical knowledge, soft skills, and emotional intelligence to effectively direct and mentor less experienced team members. They will also have the ability to prioritize and execute a variety of tasks within a single project and across multiple projects.

Requirements:

  • Familiarity with design and production software, including SketchUp, Revit, and AutoCAD Architectural Software.
  • Familiarity with Adobe Suite Software.
  • Experience with Microsoft Office Suite Software.

Preferred Qualifications:

Registration or licensure is preferred but not required.
