Job Overview
The Property Leasing Specialist serves as the primary sales representative for the community, engaging with both prospective and current residents on behalf of FPI Management, Inc. This role involves facilitating property tours, delivering precise information regarding available apartment homes, efficiently processing rental applications, securing lease agreements from qualified applicants, and assisting with lease renewals as necessary.

Key Responsibilities
The Property Leasing Specialist is expected to conduct all responsibilities in compliance with Fair Housing Laws and company policies, while supporting the overarching goal of fulfilling client expectations based on the established financial operating budget and management agreement.

Client Relations
Implement the philosophies and directives of the Owner in the daily operations of the apartment community to ensure FPI meets client objectives and expectations.

Communication
Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing FPI Management, Inc.

Leasing and Occupancy
Ensure occupancy levels align with owner and budget expectations.
Demonstrate professional leasing techniques.
Assist in completing monthly market surveys and analyses.
Support advertising and marketing strategies for the apartment community as needed.
Exhibit effective closing ratios for both phone and walk-in traffic per FPI policy.
Ensure all online marketing platforms are updated regularly.
Foster positive resident-management relations to retain desirable residents, prioritizing customer need requests and follow-ups.
Assist with resident retention initiatives.
Guarantee the safety, comfort, and privacy of all residents.
Conduct consistent move-in orientations for new residents.

Reporting and Document Management
Maintain accurate resident files, including forms, leases, and documents, in accordance with FPI Standard Operating Procedures.
Ensure the integrity and confidentiality of resident files daily.
Keep documents and reporting systems organized and up-to-date.
Assist with periodic reporting requirements as needed.

Risk Management
Ensure compliance with Risk Management protocols by adhering to FPI Standard Operating Procedures.
Report any injuries, illnesses, or property damage promptly through the appropriate channels.
React calmly and professionally in emergency or stressful situations.

Facility Maintenance
Assist residents in reporting maintenance needs.
Document facility and maintenance requirements and ensure timely completion.
Continuously monitor the physical asset and identify concerns to the immediate supervisor.
Follow up on maintenance requests to enhance resident communication and satisfaction.

Other Responsibilities
Consistently enforce community rules and regulations as well as FPI Standard Operating Procedures.
Comply with all Fair Housing Laws and FPI policies and procedures.
Uphold a professional image by adhering to FPI Management's Dress Code Policy.
Conduct oneself in a professional manner when interacting with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management, Inc.
Meet all training requirements for the position, including Grace Hill and Safety Meetings.
Perform any additional functions as directed by the supervisor, including assistance with special projects.
