Occupancy Specialist Job Description

POAH Communities is seeking a highly skilled Occupancy Specialist to join our team. As an Occupancy Specialist, you will play a critical role in ensuring the smooth operation of our properties, including managing administrative tasks, overseeing regulatory requirements, and facilitating resident services.

Key Responsibilities:
  • Manage property management tasks, including HUD Section 8 and LIHTC certifications.
  • Oversee regulatory requirements of each property's funding sources.
  • Collect rents, process move-ins/move-outs, and maintain accurate records.
  • Ensure vendors comply with company policy and federal, state, and local guidelines.
  • Implement procedures for maintaining waitlists, evaluating eligibility, and calculating rents and utility allowances.
  • Facilitate resident interviewing and screening processes.
  • Understand lease and grievance procedures.
Requirements:
  • 2 years' experience in property management.
  • Knowledge of HUD rules and regulations.
  • Knowledge of Low Income Housing Tax Credit regulations.
  • Self-motivated individual with ability to work independently.
  • Strong customer service and communication skills.
  • Strong problem-solving skills.
  • Accurate and detail-oriented.
  • Enthusiasm and desire to join a management team dedicated to transforming communities and providing affordable, quality housing.
  • Experience with YARDI software.
