POSITION: Director of Maintenance

STATUS: Full-time/Exempt

REPORTS TO: Director of Operations


GENERAL SUMMARY: The Director of Maintenance oversees the strategic planning, execution, and supervision of maintenance and repair activities to ensure the preservation and functionality of facilities, equipment, and grounds. This role is crucial for maintaining a safe environment for all occupants, staff, and visitors. The Director coordinates with external vendors for maintenance services and leads the Maintenance Associate team while supporting various organizational events.


KEY RESPONSIBILITIES:


Facility and Grounds Management

  • Upholds the standards of guest services and applies them in daily operations.
  • Conducts and supervises general maintenance tasks, including carpentry, flooring, plumbing, and electrical work.
  • Builds effective relationships with House Managers and other department heads to ensure collaborative project completion.
  • Coordinates health and safety initiatives, including preventative maintenance and emergency system testing.
  • Ensures compliance with permit requirements and conducts inspections of safety systems.
  • Oversees landscaping and snow removal operations.
  • Prioritizes and manages daily maintenance tasks and projects.
  • Utilizes the TELS system for tracking maintenance activities.
  • Available for emergency response and urgent communication with staff.

Strategic Planning and Budget Management

  • Forecasts and budgets for maintenance needs, ensuring resources are allocated effectively.
  • Assists in planning and executing capital improvement projects.
  • Requests bids from contractors for renovation and maintenance contracts.
  • Monitors contractor performance to ensure adherence to budget and quality standards.
  • Procures supplies and materials efficiently.
  • Manages the overall maintenance budget.

Event Coordination and Additional Duties

  • Oversees logistics for major events, including setup and breakdown.
  • Manages the distribution of resources to all facilities.
  • Maintains organizational vehicles, ensuring compliance with inspections and registrations.
  • Completes additional projects and responsibilities as assigned.

REQUIRED SKILLS AND QUALIFICATIONS:

  • Proficient in English, with the ability to follow verbal and written instructions.
  • Ability to interpret basic blueprints.
  • Skilled in using common tools and maintenance equipment safely.
  • Available for 24/7 communication with staff.

EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent with a minimum of 4 years of relevant maintenance experience.
  • Valid driver's license with a clean driving record.

PHYSICAL DEMANDS:

  • Ability to perform physical tasks for extended periods.
  • Capable of lifting and transporting heavy items.
  • Must be able to work in various environmental conditions.
  • Ability to climb ladders and navigate different heights.
