Paradise Management, LLC owns and manages a growing portfolio of over 2,000 luxury apartments in PA, DE, and MD. We prioritize a team approach and expect every employee to perform tasks that support our company objectives.

Key Responsibilities
  • Financial Management:
    • Develop and manage budgets for each calendar year, ensuring timely posting of rents and bank deposits.
    • Process evictions, utility cut-offs, and landlord liens as required for delinquent rents.
    • Maintain vendor/contractor communications regarding work scheduling, billings, and certificates of insurance.
  • Personnel Management:
    • Hire, train, motivate, supervise, and terminate on-site staff to achieve operational goals.
    • Conduct ongoing training sessions with office staff on leasing paperwork, workplace safety, and other necessary topics.
    • Evaluate and ensure adherence to company policies and procedures among employees.
  • Administrative/Office Tasks:
    • Ensure accurate completion and maintenance of lease files.
    • Manage the office's opening schedule, condition, and model apartments.
    • Attend scheduled corporate management meetings.
    • Prepare and submit reports on management activity on a daily, weekly, and monthly basis.
  • Resident Relations:
    • Foster positive customer service attitudes.
    • Conduct periodic inspections with residents during move-in/move-out processes.
    • Review all notices to vacate to determine the cause of the move-out.
    • Implement resident retention strategies and participate in planned events.
  • Maintenance:
    • Regularly inspect and verify the condition of vacant apartments.
    • Update property management software indicating vacancy status daily.
    • Cordinate make-readies with maintenance and staff to ensure timely apartment reconditioning.
    • Schedule and monitor maintenance activities.
  • Marketing/Leasing:
    • Conduct market surveys monthly and provide trend report information.
    • Welcome and show properties to prospective residents.
    • Handle incoming phone calls from prospective residents and complete appropriate paperwork.
    • Stay informed about market conditions and trends through trade publications and professional organizations.
    • Develop and implement marketing plans and maintain awareness of outreach efforts.
