Hiring Location: La Mirage Apartment Homes in Albuquerque, New Mexico.

Job Responsibilities

Your primary responsibility will be to lead the day-to-day operations of the maintenance team, providing guidance, motivation, and direction to ensure excellent property appearance and timely service requests.

You will oversee all aspects of maintenance, including:

  • Maintaining a desirable property appearance, both interior and exterior, with a focus on safety hazards and preventative measures.
  • Ensuring prompt completion of service requests and callbacks.
  • Completing and updating Make-Ready Boards daily.
  • Upholding and enforcing safety training instructions.
  • Maintaining compliance with NALS PM Binder and implementing special preventative maintenance checklists.
  • Overseeing pool safety and maintaining daily pool logs.
  • Filing NALS logs in the Site Binder.
  • Safeguarding the workplace and maintenance shop through regular cleaning and organization.
  • Performing duties as assigned to achieve common team goals, including reducing overtime.
  • Representing the company in a professional manner at all times.

Licenses and Certifications

  • A valid driver's license with current auto insurance.
  • EPA Certification.
  • HVAC Certification.

Physical Demands

  • Working inside and outside in various weather conditions.
  • Lifting heavy equipment and performing medium to heavy work.
  • Prolonged standing, walking, climbing, stooping, kneeling, crouching, and lifting up to 100 lbs., with frequent lifting and carrying of up to 50 lbs.
  • Good hand-eye coordination and ability to ascend/descend ladders and stairs.

Requirements

  • Skills related to all building systems.
  • Excellent management, training, and motivational skills.
  • Able to communicate effectively in writing.
  • Proficient in dealing with property management, vendors, and team members in a professional manner.
  • Knowledge of unit turn process, HVAC, plumbing, pool/spa, appliance repair, electrical repairs, roofing repairs, painting, carpentry, carpet cleaning/replacement, glass replacement, and screen repair/replacement.

Preferred Qualifications

  • A minimum of 2 years' experience as a Multifamily Maintenance Supervisor in properties with over 300 units.
