The Building Automation Specialist plays a crucial role in the installation, upkeep, and troubleshooting of building automation systems (BAS) that oversee and regulate various mechanical, electrical, and plumbing (MEP) systems in commercial, industrial, or residential settings. This specialist ensures that systems operate efficiently, comply with regulatory standards, and cater to the specific requirements of the building's occupants.

Key Responsibilities:

  • Installation & Commissioning:
  • Execute the installation, wiring, and programming of building automation systems, including HVAC, lighting, security, fire, and access control systems.
  • Commission newly installed systems to ensure they align with specified operational criteria.
  • Configure and integrate diverse system components and protocols, such as BACnet, Modbus, or LonWorks.
  • System Maintenance & Troubleshooting:
  • Conduct routine inspections and preventive maintenance on BAS equipment.
  • Diagnose and rectify system issues, including sensor malfunctions, communication failures, and control inaccuracies.
  • Update software and firmware as necessary to enhance system performance and security.
  • System Optimization:
  • Analyze system data to enhance performance, energy efficiency, and occupant comfort.
  • Implement modifications and fine-tune system parameters to achieve optimal results.
  • Collaborate with energy management teams to develop and execute energy-saving strategies.
  • Documentation & Reporting:
  • Maintain precise records of system installations, configurations, maintenance activities, and repairs.
  • Generate and present reports on system performance, energy usage, and other relevant metrics.
  • Document system modifications and provide updated as-built documentation.
  • Customer Interaction & Support:
  • Offer training and technical support to building owners, managers, and occupants regarding BAS operation.
  • Address customer inquiries and concerns promptly and professionally.
  • Collaborate with project managers, engineers, and other stakeholders to ensure system functionality meets client expectations.
  • Compliance & Safety:
  • Ensure all work adheres to local, state, and federal regulations, including safety codes and environmental standards.
  • Participate in safety meetings and comply with company safety policies and procedures.
  • Conduct risk assessments and implement necessary precautions to maintain a safe working environment.

Qualifications:

  • Education:
  • High school diploma or equivalent; an associate degree or technical certification in HVAC, electronics, or a related field is preferred.
  • Experience:
  • 5+ years of experience working with building automation systems, HVAC systems, or related fields.
  • Experience with BAS software platforms and protocols (e.g., BACnet, Modbus, LonWorks).
  • Skills:
  • Proficient in reading and interpreting blueprints, schematics, and technical manuals.
  • Strong troubleshooting and diagnostic skills with electrical and control systems.
  • Proficient in using hand tools, power tools, and test instruments.
  • Familiarity with network configurations and IT concepts related to BAS.
