Position Overview:

We are looking for a dedicated Facilities Operations Manager to join our dynamic team. In this full-time position, you will oversee the operational integrity of our expansive apartment community, ensuring compliance with both corporate standards and legal regulations.

Key Responsibilities:

  • Recruit, train, and onboard new maintenance personnel.
  • Lead and develop a skilled team of Maintenance Technicians, guiding them in problem diagnosis and resolution.
  • Mentor maintenance staff to enhance their technical knowledge and skill sets.
  • Provide expert guidance in various maintenance disciplines, including HVAC, electrical systems, plumbing, pool upkeep, carpentry, drywall, exterior maintenance, and appliance servicing.
  • Establish and manage a 24-hour on-call schedule for the maintenance team, ensuring personal availability during emergencies such as snow and ice events.
  • Collaborate with office personnel to deliver outstanding service and timely follow-up on maintenance requests from residents.
  • Oversee and organize the inventory of maintenance supplies and materials.
  • Implement a preventive maintenance schedule, along with a work order and make-ready schedule for the team.
  • Conduct regular inspections of community facilities, including vacant units.
  • Plan, assign, and supervise the work of the maintenance team.

Expectations:

  • Possess a valid driver's license with a clean driving record, along with personal transportation and insurance.
  • Reside within a 30-minute commute of the property.
  • Hold an HVAC/EPA/CFC Certification.
  • Exhibit exceptional communication and customer service skills.
  • Have a minimum of 2 years of managerial experience in a residential community with at least 350 units.
  • Possess a high school diploma or equivalent (GED).
  • Be willing to undergo a background check and drug screening.
