Job Summary

We are seeking a highly skilled and experienced Residential Building Service Engineer to join our team at Forty2 LLC. As a key member of our property management team, you will be responsible for overseeing the maintenance and repair of our residential properties, ensuring that all systems are functioning properly and efficiently.

Key Responsibilities
  • Monitor and conduct routine inspections and maintenance of HVAC, plumbing, heating, water, and other building systems to ensure functionality and efficiency.
  • Supervise and direct a team of maintenance staff and provide guidance, train, and support the maintenance staff as needed during routine building maintenances and repair tasks.
  • Manage and prioritize service requests and preventive maintenance tasks through property maintenance software.
  • Respond promptly to emergency maintenance requests and issues.
  • Coordinate with external contractors and vendors for specialized repairs and services.
  • Ensure compliance with all safety protocols, building codes, routine city inspections, such as elevator and sprinkler, and regulations.
  • Maintain a list of seasonal maintenance requirements for various equipment, including heating, air conditioning, hot water and gas system.
  • Maintain accurate records of As-Built drawings and locations of shut off and valves, clean outs, power down switch and disconnect.
  • Maintain and control all keys and fobs related to operation of the building.
  • Maintain accurate records of operation manual, warranty books and list of contractors and vendors.
  • Maintain professional competence, ethical integrity, knowledge, and skills.
  • Interact with and direct contracted service providers.
  • Adapt and deliver high level of service and exude calm and confidence in stressful situations.
Requirements
  • 5 to 10 years supervisory experience within property management and maintenance or related industry skills, with a focus on residential properties.
  • Related degree required and a minimum of 5 years of related experience.
  • Must be able to read and comprehend complicated materials and instructions and be able to communicate both verbally and in writing.
  • Strong Technical skills and certification in HVAC systems and controls plumbing, heating, boilers, water systems, electrical switch gear, elevator, fire protection, security system and general maintenance.
  • Excellent communication and interpersonal skills to lead, supervise, and foster a team in a positive work environment.
  • Proficiency in property management software for service requests and maintenance tracking.
  • Work independently, with strong problem-solving organizational skills and able to make sound decisions under pressure.
  • Operate building systems, including but not limited to; access and lighting controls, fire and life safety systems.
  • Proficiency and experience in utilizing current technology tools.
  • Available to work occasional overtime and provide after-hours on-call emergency responses.
  • Apprentice or Maintenance electrical license preferred.
  • Possess an aptitude for assessing building support functions (i.e., mechanical, plumbing, and electrical, carpentry, elevators, and fire and life safety systems).
