Given ongoing construction and development strategies, our current apartment portfolio of over 5,000 units is anticipated to double in the coming years, reaching over 10,000 units within five years.
With our rapid portfolio expansion and the ownership's preference to develop and retain rather than divest, the timing is perfect for qualified candidates to join our organization.
The successful candidate will work full-time in our corporate office.
The ideal candidate will possess a strong background in project management, quality assurance, and material procurement.
Attention to detail and a strong commitment to follow-through are essential; the ability to prioritize and manage multiple tasks concurrently, coupled with innovative problem-solving and decision-making skills, is required.
Responsibilities:
Demonstrate a comprehensive understanding of construction documents (blueprints); review specifications and material submissions; coordinate drawing reviews prior to the bidding process.
Engage in budgeting and estimating with precise quantity take-offs and value engineering.
Identify and qualify competent and reliable suppliers.
Select vendors for bidding, manage the bid solicitation process for all trades/suppliers; analyze received bids along with historical pricing.
Develop and present proposals and cost estimates; facilitate and negotiate proposals with subcontractors and suppliers, including timelines and terms and conditions.
Enhance and refine processes for option guide pricing; collaborate with the Sales & Marketing team on standard and option specifications.
Draft scopes of work for all trades; coordinate scopes of work, details, and take-offs with the Architectural Department.
Assist in establishing budgets and proformas for future projects.
Facilitate the identification of new products and services to enhance product quality and reduce costs.
Qualifications:
A minimum of 10 years of experience in construction/development-related procurement is required.
Exceptional verbal and written communication skills.
General knowledge of construction and building practices.
Solid understanding of basic statistics, data collection, and testing procedures.
Preferred experience includes previous work in the field and in a corporate environment.
Proficient in Microsoft Office, Excel, and MS Projects; experience with Timberline, RealPage, and C-Sales is advantageous.
Ability to work independently and manage multiple tasks under pressure.
Good understanding of residential property procurement requirements, procedures, and practices.
