Position Overview

The Maintenance Supervisor plays a crucial role in overseeing the maintenance and operational functions of the property, ensuring that it remains in optimal condition and enhances community value.

This position involves effective communication and adherence to company safety and operational standards, supervising maintenance personnel, and managing the upkeep of equipment and machinery.

Key Responsibilities
  • Assist in supervising the maintenance team across multiple properties.
  • Schedule and coordinate daily operations and after-hours maintenance tasks.
  • Train maintenance staff and provide support for complex issues.
  • Oversee inventory management and procurement of maintenance supplies, including preparing purchase orders and contracts.
  • Develop and manage the maintenance budget.
  • Monitor the completion of preventive maintenance schedules and conduct property inspections.
  • Track daily operations, service orders, and apartment turnovers.
  • Foster positive relationships with residents and community stakeholders.
  • Ensure compliance with company policies and safety regulations.
  • Maintain regular attendance and punctuality.
  • Participate in special projects and additional responsibilities as assigned.
Qualifications
  • Experience in supervising maintenance staff.
  • Proficient in the safe operation of hand and power tools.
  • Knowledgeable in electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
  • Strong communication skills with residents, colleagues, and management.
  • Able to manage emergency situations effectively.
  • Willingness to perform emergency repairs as needed.
  • Physical ability to climb heights and perform manual tasks.
Skills and Abilities
  • High school diploma or equivalent.
  • 7-10 years of relevant supervisory experience in building or property maintenance.
  • Ability to work in various weather conditions.
