Position Summary

The Residential Sales Advisor plays a crucial role in managing daily administrative responsibilities that facilitate the efficient operation of the sales office. This position is dedicated to delivering exceptional customer service during all interactions with potential residents. Additionally, the advisor will assist the Sales Manager in executing various sales and marketing initiatives aimed at achieving community occupancy targets. The role includes effectively marketing and leasing community homes while promoting the lifestyle offered by Windward Communities.

Key Responsibilities

  • Support the Sales Manager in the daily sales operations of the community.
  • Make a positive first impression by warmly welcoming all visitors to the sales office.
  • Prepare the sales office each morning to meet Windward standards by adhering to the Shiny Face protocol.
  • Maintain the Salesforce lead database through accurate data entry, reporting, and regular data maintenance. Document all customer interactions in Salesforce.
  • Manage online home listings by regularly updating inventory details, including pricing, images, and descriptions as directed by the Sales Manager.
  • Ensure all marketing materials and supplies in the sales office are adequately stocked and displayed professionally.
  • Verify that all signage and flags throughout the community are properly positioned and presented.
  • Shadow the Sales Manager to gain insights into the Sales Process and the Windward Way.
  • Learn and relay accurate information to customers as instructed by the Sales Manager, including pricing, special offers, and inventory details to encourage appointments and community selection.
  • Encourage potential customers to consider purchasing a home in our community and work towards converting current rental residents into homeowners.
  • Conduct regular follow-ups to advance leads through the sales process, employing personalized and creative follow-up techniques to create urgency and address any barriers to sale.
  • Collaborate with the MLO team to ensure timely and accurate submission of home purchase applications and related paperwork.
  • Work closely with the Sales Manager to manage home availability, prioritize inventory, and foster a collaborative team environment at the community level.
  • Ensure the sales office is adequately staffed and operational seven days a week, with availability for weekends and evenings.
  • Inspect and maintain the sales office, model homes, and inventory homes in excellent condition daily. Conduct weekly first impression tours and identify areas for improvement in curb appeal and community aesthetics.
  • Perform additional duties as assigned.

Qualifications

  • Proven skills in organization, communication, enthusiasm, and interpersonal relations.
  • Preferred experience in sales or customer service.
  • Proficient in database management and computer skills.
  • Able to prioritize tasks and meet deadlines in a fast-paced environment.
  • Possess a valid driver's license, a clean driving record, and automobile insurance.
  • High School diploma or equivalent.

Work Environment

This position operates within a professional office setting. Routine tasks involve the use of standard office equipment such as computers, phones, printers, photocopiers, filing cabinets, and fax machines. The role also requires the ability to leave the office to conduct tours of the community for prospective residents.
